LEOS Developments is an international property company founded in the United Kingdom in 2012 by Rui Liu, a UK qualified architect. The business grew from an architectural and design background before expanding into property development, giving design a particularly prominent role in the way its residential schemes are conceived. Its UK activity includes residential schemes in London and surrounding markets, while Dubai has become central to its expansion strategy. Its Dubai portfolio began with apartment buildings in established residential communities, including Hadley Heights in Jumeirah Village Circle and Weybridge Gardens in Dubai Land Residence Complex. Hadley Heights has since reached completion, providing the company with a delivered residential reference in Dubai.
The strategy has evolved quickly. LEOS initially concentrated on studios and apartments before moving into larger family homes, wellness focused villas and complete residential neighbourhoods. Newer concepts such as Knightsbridge, Kensington Gardens and LEOS Royal demonstrate a shift towards larger scale community planning.

LEOS Developments Projects in Dubai
Hadley Heights in Jumeirah Village Circle was one of the company's first significant Dubai projects and has now been completed. The apartment tower established LEOS within the city's residential market before the company began expanding into multiple districts and more ambitious property formats.
The Weybridge Gardens series has become an important part of its presence in Dubai Land Residence Complex. The original scheme introduced contemporary apartments to the district, followed by successive editions with more elaborate architecture and amenities.
Weybridge Gardens 5 at Dubai Land Residence Complex represents the latest stage of this evolution. Private pools, landscaped leisure spaces and a stronger wellness component show how the series has moved considerably beyond the relatively straightforward apartment concept of the first release.
LEOS has also expanded into Dubai Sports City through Hadley Heights 2. The project is co branded with British Olympic swimmer Tom Dean MBE and places greater emphasis on fitness, performance and wellness. This is a personality led collaboration rather than a conventional hospitality branded residence, with LEOS remaining responsible for the property development.
At Meydan District 11, Knightsbridge marks a more significant move into luxury family housing. The community consists of townhouses and villas designed around climate adaptive features, private pools, landscaping and wellness focused outdoor spaces. A second phase extends the concept through larger five and six bedroom villas.
Kensington Gardens at Greenwood introduces another family focused collection, including three to five bedroom townhouses and six and seven bedroom villas. Greenwood itself is a Nakheel master community, while LEOS is responsible specifically for developing Kensington Gardens within it. This distinction is important when assessing project ownership.
The company's newest expansion is LEOS Royal, a large residential master community on Al Ain Road opposite Dubai Outlet Mall. The scheme moves LEOS further into master planning, combining apartments and family homes with landscaped spaces, water features and technology led community infrastructure.
LEOS Developments off plan projects now cover a considerably wider market than its earlier apartment buildings. From Dubai Sports City and Dubailand to Meydan and Greenwood, the company is increasingly combining its British architectural background with larger community concepts. Its continuing construction pipeline and delivery of these newer schemes will determine how effectively that rapid expansion translates into a longer term Dubai track record.
