BEYOND Developments is a premium Dubai property brand launched by OMNIYAT Group in September 2024. The business was created to extend the group's real estate activity into a broader premium segment while keeping OMNIYAT itself focused on the ultra luxury end of the market.

Mahdi Amjad, Founder and Executive Chairman of OMNIYAT Group, leads the wider organisation behind BEYOND. The relationship between the two brands is important. BEYOND is part of OMNIYAT Group and benefits from its development experience, design network and operational platform, but it has its own residential identity, project pipeline and market positioning.

The company's first major commitment was an approximately 8 million square foot allocation within a wider 11 million square foot waterfront destination in Dubai Maritime City. That scale immediately placed BEYOND beyond the role of a developer delivering isolated apartment towers. It is creating multiple interconnected residential districts with landscaping, promenades, waterfront areas and community infrastructure.

Dubai Maritime City therefore became the foundation of BEYOND Developments Dubai. Early launches such as Saria and Orise were followed by Sensia, The Mural, Talea and Soulever. Nature has become an important part of the company's positioning. Further activity in City of Arabia and Marjan Beach in Ras Al Khaimah shows that the company is no longer dependent on one master location.

BEYOND has also retained several completed assets associated with the wider group's earlier real estate activity, including The Sterling and The Pad. However, these predate the launch of the BEYOND brand in 2024 and should not be used to imply that BEYOND itself has operated under its current identity for many years.

The brand's direct delivery record is therefore still developing. Its reputation is currently being shaped mainly by design, construction progress and the scale of its off plan pipeline rather than a long series of completed projects under the BEYOND name.

BEYOND Developments Projects in Dubai

Dubai Maritime City remains the largest concentration of BEYOND Developments projects. Saria was among the earliest launches and introduced waterfront apartments and duplex penthouses within a single tower overlooking the marina, coastline and city skyline.

Orise by BEYOND followed as a two tower scheme with apartments, chalets, duplexes and penthouses. Its larger scale helped establish BEYOND's intention to create varied residential formats rather than repeat one apartment concept across every building.

Sensia at Dubai Maritime City takes a more sculptural approach. The tower combines apartments, signature residences and a penthouse with broad terraces and extensive glazing designed around sea and skyline views. Sensia remains an off plan project rather than completed stock.

The Mural introduces another architectural identity at the edge of the waterfront, while Soulever comprises two towers designed by SAOTA with interiors by ARRCC. These collaborations involve architecture and interior design rather than external residential branding. BEYOND remains responsible for developing the projects.

The Forest District represents another stage in the company's master planning strategy. Talea by BEYOND became one of the first residential buildings positioned within this heavily landscaped area, combining waterfront views with access to planned parkland and forest spaces. Kanyon subsequently expanded the district with another sculptural residential tower.

Outside Dubai Maritime City, PASSO by BEYOND at Palm Jumeirah represents one of the company's most significant launches. Located on the West Crescent, PASSO consists of the Avita and Bella towers together with penthouses and a very limited collection of beachfront mansions. Completion is planned for 2029.

The company has also moved into Dubai Islands with Siora and Hado, extending its waterfront strategy into another major coastal destination. Unlike Dubai Maritime City, BEYOND is not the master developer of Dubai Islands. Its role is limited to developing its own residential plots within Nakheel's wider master plan.

Expansion is continuing beyond Dubai. BEYOND now lists Evermore and Le Château within Marjan Beach in Ras Al Khaimah, while The Yards represents a major new master plan in City of Arabia. These launches show a company moving rapidly from a single waterfront district into a wider UAE development platform.
