Good opportunities on the Newport Beach Peninsula tend to stand out for one reason or another. Some have the address but need time and planning. Others have a finished look but not much flexibility. This shovel-ready 4-bedroom property for sale at Balboa Peninsula in Newport Beach is different because a large part of the hard work has already been done. Set at 1589 E Ocean Blvd, this shovel-ready 4-bedroom property for sale in Newport Beach comes with approved plans for a custom 4-bedroom, 5-bathroom coastal home, giving the next owner a rare chance to move straight into the build stage rather than spend months working through the process first. That alone makes it appealing, but the location is what really gives it weight. Positioned on the Balboa Peninsula and just steps from the sand, the property sits in one of the most recognisable and sought-after parts of Newport Beach. Buyers looking for a home for sale in Newport Beach Peninsula are often drawn by the lifestyle first, the ease of being close to the beach, the feeling of being part of the coastline, and the balance between everyday living and weekend escape. This address brings all of that into play while also offering the chance to create something tailored and substantial. The lot measures 36 by 70, which gives a strong foundation for the approved design. The plans are in place for a three-storey coastal home with four bedrooms and five bathrooms, along with features that suit modern living on this stretch of the coast. There is an office or den included in the layout, which adds a practical element for buyers who want a workspace at home without giving up bedroom count. A direct-access garage is also part of the plan, something that always matters more in beachside locations where convenience and storage can quickly become a real priority. One of the most attractive parts of the design is the rooftop deck. In a coastal setting like this, outdoor space often ends up being just as important as the interior itself, and a rooftop level adds another dimension to the home. For buyers searching for a 4-bedroom home for sale in Newport Beach, details like that often make the difference between a house that works on paper and one that feels genuinely exciting to own.The inclusion of an elevator also gives the future home a more thoughtful edge. In a three-storey property, that kind of feature is not just a luxury. It changes how comfortably the house can be used over time and makes the layout easier for a wider range of buyers. That matters for anyone thinking beyond the immediate build and looking at long-term enjoyment and practicality as well. What strengthens the opportunity even further is the fact that the utilities and permits are already complete. That changes the conversation completely. Instead of buying into a long and uncertain early-stage process, the next owner can focus on execution. For anyone searching for a development opportunity in Newport Beach, or approved plans for a custom home on Balboa Peninsula, that kind of readiness is a major advantage. This is also the sort of property that suits different types of buyers. Some will see it as the chance to create a primary residence close to the coast. Others may view it as a second home in one of Southern California’s most established waterfront settings. Either way, the appeal comes from having a premium location and a clear path forward at the same time. For anyone looking for a property for sale in Newport Beach, a 4-bedroom coastal home opportunity on Balboa Peninsula, or a detached villa site near the sand with approved plans already in place, this is the kind of offering that does not come around often. Some homes just have a way of slowing you down when you walk in. That happened to me at 89 Linda Isle right here in Newport Beach. Maybe it is the calm water you see right through the front doors or the feeling that the breeze is just softer in this all bayfront community. Every part of this five bedroom villa sort of invites you to stay a minute. You cannot really rush through a place like this and honestly that is what makes it special. You pull into this quiet little cul de sac in Los Angeles and right from the curb you get a sense something is different. The architecture feels modern but not too serious. There are those clean lines and the saltbox roof which gives a timeless feel. Even the garage sort of blends in perfectly next to a faux brick wall so it has some warmth. I know it sounds like just details but you can tell someone really paid attention to how the house feels from the very first step. When you head through the doors the double height foyer is the first wow moment. All the light comes streaming in and all at once you see the marina berth right past the windows with the water sitting so peacefully. One of the first things I noticed is it sort of makes you forget to look at your phone. You just look out at the panoramic view and let yourself slow down. Walk just a bit further and the living area steps down where you get this wide open space but it still feels inviting. I always notice the floors first and these are white oak with this gentle soft tone that sets the mood. One wall is covered with wood and it frames a stone fireplace just right for quiet evenings. Even the furniture is calming all light shades and material that makes you want to tuck your feet up. Some mornings I just stood by the sliding doors and watched the sun bounce off the water while boats moved in the marina. If you like waking up early or just having coffee by the water this place makes that a daily thing. The kitchen here is not just for show. Sometimes you see these big luxury kitchens and you think who really cooks here But here you really could. You have the best appliances. Wolf SubZero Bosch all built in. Marble counters plus some honey oak cabinets keep things warm. And then behind this archway there is a butlers pantry with double ovens and a big cabinet for all your dishes. Even the laundry feels easy here with real Electrolux machines and space to fold and organise. Downstairs also has a proper family room and a real home office just tucked away if you need to work from home sometimes. There is even a guest suite with bay and city views if you have friends or family staying over. Head upstairs and if you are like me you might avoid elevators but here there is both an elevator and those floating glass stairs that make you want to take your time. The primary suite upstairs is probably my favorite. All sunshine and space with a private terrace that faces right out over the water. You can actually open the doors and read a book in bed with the water views all around you. The bathroom is one of those spaces you might see on a magazine page. Double marble vanities. Everything looks fresh with a stand alone tub right by the window so you can just watch boats drift or catch the sunset from the bath. The patio on the ground level opens straight onto the water. You just slide the doors and find yourself with a private spot for dinner or maybe just a glass of wine in the evening. There is your own yacht dock as well. Makes that marina lifestyle feel completely real. The community is exclusive but relaxed. Only a hundred seven waterfront homes plus perks like tennis private beach club security all day kids play areas. You see people waving at each other walking their dogs or neighbors chatting by the docks. It all just works and honestly it feels easy to imagine living here. The best way to find out if it is right for you is to come take a look. I am always around if you want to see it or just chat about the area or the home. At LuxuryProperty.com we want your next move to feel as comfortable and relaxed as possible. Reach out whenever you are ready.

Modern Living Home with Marina Berth Access in Newport Beach At 89 Linda Isle

Some homes really do put you in the mood to slow down. I still remember the hush as I stepped into 6 Fair Harbor at Pelican Hills in Newport Beach. Something about the soft light through the windows and the way you can almost hear the ocean in the distance just makes you want to linger a little. This is a Mediterranean style villa inside a gated corner of California, tucked in with those classic terracotta roofs and a view that always pulls you back to the Pacific no matter what you are doing inside. I took a bit of time in the foyer noticing the marble underfoot. The ceiling stretches way up so the first impression actually feels pretty grand, then you get those archways showing little hints of the ocean. The crisp cream colored walls just feel restful. You move into the living room and you have this sense that someone really thought about where to sit and relax. The big glass doors frame the sea and open up right into the backyard. Honestly, that view is just steady there every time you glance outside. You can even hear the breeze some afternoons. Head through another open archway and suddenly the dining room changes the mood. Big table where you can picture everyone setting down their phones for a Sunday dinner. I stood there for a second thinking how the light hits the silver tone chandeliers and everything just feels warm, not fussy. Even if you have people over you would still get that easygoing vibe. Then I peeked into the kitchen. I do not know about you but sometimes tricked out kitchens feel staged. Not here. There is enough space, the pantry is out of sight but handy, the appliances look sharp but in a way you would actually use. Granite counters for rolling out dough if you want to, and those deep wood cabinets hide away all the morning clutter. It really feels like a place where real food gets made and shared. There is also a relaxed sitting room close by if someone wants to sneak off with coffee after breakfast. I noticed an at home office tucked in too since everyone needs their own space sometimes, and even a guest bedroom right on this floor if you do not feel like walking stairs at night. The staircase itself is kind of a showpiece with marble steps leading up. I found myself looking back down just to take in the whole entrance again. Upstairs there are four more bedrooms. The vibe carries through, each room picking up some detail from the garden or a stretch of Pacific blue outside the window. The master bedroom makes you want to stay a bit longer and read or just step outside on the wraparound terrace to watch the light shift across the golf course and the ocean beyond. By the way, this bedroom has its own private stairs up from the garden so you can slip out in the morning and not wake anyone. The bathroom is a treat with a huge tub surrounded by creamy stone plus gold and silver touches here and there so it has a little bit of glamour but not too much. Outside was where I really imagined life here. The backyard is simple but has everything that makes sense. There is a pool with that glassy stillness that makes afternoons easy. Jacuzzi bubbles for those colder evenings. The pergola out back makes you want to linger with barbecue and friends, and then as the sun dips the firepit becomes the hangout spot. I could picture a few kids laughing or even just a quiet night with the sound of the wind coming off the Pacific. Pelican Hills itself is pretty quiet. Some mornings you will see neighbors heading out to golf or little clusters walking their dogs right after sunrise. The best thing is Newport Beach, the town and all the bits of California you want, are close enough but here you feel separate from the noise. The Fair Harbor address really does feel special, maybe even a little like a Mediterranean postcard but with some real California grit. You might want to see this in person. No words or photos can really show you how relaxing it feels or how those ocean views just kind of stay with you. If you have questions or want to walk through quietly and take your time, just reach out. At LuxuryProperty.com, our only goal is to help you find the place that simply fits the way you want to live.

Fabulous Five Bedroom Home with Unmatched Pacific Ocean Views at Pelican Hills, Newport Beach

Some homes just slow you down the moment you step inside. This five bedroom villa in the Harbour Ridge community at Newport Beach does exactly that. There is this sense of old world coastal charm right from the driveway, honestly, with the white brick and the gable roofs looking back at you. I can easily picture a lazy Sunday morning just sitting out front listening to life wake up around the neighbourhood. People always talk about curb appeal but here, you feel it in a way that is more real. The kind of coastal California charm you do not find everywhere around Los Angeles. So I walked up the paved pathway and the double front doors swung open to this bright foyer. The treeline oak flooring feels good on your feet, real wood, not the plastic kind you see sometimes. You will notice how a big Murano crystal chandelier catches the morning light. It does not feel flashy, more like a piece of art, casting gentle shapes on the white paneled walls. The little bits of oak detailing all around add to this feeling of warmth. It is one of those places where everything just sort of blends naturally. Nothing tries too hard. Then you walk through this wide wooden archway, and you end up in the formal living room. The ceiling rises up with exposed beams and it actually makes you want to look around for a while. There is a real working fireplace right at the center. The beige stone surround is simple but inviting and when you sit there, you actually want to light a fire on a cool evening. Honestly, the view out the window is soft and relaxing. The piano sits just in the right spot. Even if you do not play music, you get the sense that this is a home where laughter and conversations would carry. Moving ahead through another arch, the dining room surprises you with its classic coffered ceiling. Eight seat table fits perfectly and still gives space to move around and not bump chairs. There is this modern candle chandelier overhead which gives a glow you will want during those longer dinners. Keep moving and you will land in the great room that has more of a lived in vibe. The kitchen is honestly something special, sea blue marble on the island feels cool under hand and you just want to chop something fresh. White cabinets everywhere, serious appliances built for proper cooking. You do not get the feeling that everything is just for show. It is somewhere you would actually prep a real meal, maybe even invite friends over for a bit of a cook off. French doors line the walls letting in all the light and the whole space feels open, never boxed in. Outside you get these panoramic ocean views from the massive deck, and on a clear day, you can see right across to the busy city stretching out in the distance. Sometimes you even forget to pick up your phone for a while, just standing there. The primary suite sits right on the main level, finished in calm neutral tones that make you want to take your shoes off and breathe out. There is your own private terrace with an outdoor spa. It feels like the kind of spot you would use all year round. The bathroom is big and bright with two vanities so no one has to wait. Walk in shower, soaking tub, and a closet that could easily hold everything you own and more. Upstairs there are four more bedrooms, each with their own personality. A couple have really special views that actually stop you for a second. There is a bonus room and even a laundry space right there so you do not have to haul things up and down stairs. One bedroom has its own private staircase outside which is perfect if family or guests come to visit. Downstairs, the family area brings everyone together. Full bar, classic snooker table, a proper wine cellar, and walls that play with textures and colors. The French doors here open out to a backyard pretty much made for California living. The pool is the real deal, with plenty of space for loungers or to host everyone for brunch. You might catch birds singing in the mornings and most evenings you see kids biking past and waving. If you are looking for a villa in Los Angeles that brings real charm and plenty of room, within the secure Harbour Ridge community, this place fits the bill. At the end of the day, the only way to feel if it is right is to see it for yourself. If you want to walk through or just have a question, reach out any time.
