Sun hits the entrance all different ways depending on the time of day and it kind of adds a warm feeling you cannot fake. This duplex actually feels more like a real home than anything showy or slick. The entrance has got this double volume ceiling and there is a sense of openness that immediately makes you want to stand a bit slower and just look around. You get both sea and mountain air drifting through if the windows are cracked open which I think is one of the big joys of Clifton living. People always talk about Clifton beach itself and you do feel closer here. Here you are right above the ocean but still just a stroll to the sand. Sometimes I even hear the waves rolling in while standing on the upstairs landing. The layout here spreads over two levels so if you have a big family or frequent guests nobody will ever feel cramped. All nine bedrooms are en suite which I know sounds extra but honestly it just feels effortless. You wake up with ocean views in pretty much every corner so most mornings start with a sense of calm. You will also find a private study set up for work or reading if you want to take a call or just have some time to yourself. The wine room is tucked away and makes gatherings feel special without being formal. On the kitchen front you actually get two kitchens here which is incredibly practical. The main kitchen is one of those that makes you want to try new recipes just to see if you can. The chef's kitchen keeps cooking neatly hidden for bigger get-togethers. The building itself feels discreetly secure with on site security and concierge twenty four hours which I always appreciate. You get direct access so slipping down to Moses Beach or the main Clifton beaches is just a few steps away rather than a mission. Some evenings you will see families heading to the sand with towels draped over their shoulders and morning dog walkers passing by as early as sunrise. One thing you might not think about is the feeling of quality here. The owners took their time with details big and small. Even the wardrobes close softly and the taps never squeak. Furniture might be included depending on your needs but art and sculpture stays with the current owners which feels only fair. Parking is easy and coming home late at night always feels safe. In the end you really cannot get a sense of this nine bedroom apartment just from reading about it. Some things only come across when you walk through at your own pace or lean on the balcony and just listen to what is around you. It sits right above the shoreline so you feel like you are floating between the ocean and the sky and everything else kind of fades away for a while. The air is different here. Fresher. Softer. You can smell the salt if you just stop and breathe for a second. Starting in the entryway you already notice how everything has been thought through. There is this sense of calm that carries right through the whole apartment. You move toward the main living space and the view is honestly just magnificent. There is a wall of glass doors that opens up and suddenly indoors and outdoors just melt together. You can hear the ocean from anywhere in the room. I ended up standing right at the window for a few minutes. Even the city sounds fade. Just waves and the occasional seagull and someone walking their dog along the sand below. It is covered and rambles along the full length of the living area so it makes a perfect spot for coffee in the morning or honestly just some quiet every evening. You watch the sun drop behind the waves plenty of orange in the sky. Sometimes you see surfers or kids running along Moses beach below. It is lively but not noisy. Those little moments you only get in Clifton. The bedrooms are all generous and do not feel crammed at all. The main suite faces the sea and the sound at night is just enough to help you sleep. If you love soft light and privacy you will like the automated blinds and the security shutters. That does make everything feel pretty safe. Each bedroom has loads of storage and you will notice how all the finishes are really done to a high standard. Even the en suite bathrooms are proper private spaces not just boxes with a tap. The property comes with four bathrooms in all plus a guest cloakroom for friends who just drop by. You actually get two different living rooms here so if you have people over or someone wants to kick back somewhere quiet it just feels easy. The furniture is included so you do not have to fuss with delivery men or anything. Though you will need to bring your own art and bits and pieces if you want your own touch. And of course there is direct beach access so you basically have Moses Beach and all the Clifton sands as your backyard. Most apartments in Cape Town do not have that kind of shortcut. The building has top security too with a concierge always on duty so you can just relax more. If you ever feel like a coffee the local shops and bakeries are always close enough to wander on foot and sometimes you see neighbors pausing to chat along the way. At the end of the day this is a place you cannot really understand until you have actually walked through.
