Beautiful Villa in Rafina

Sometimes you can just tell a home has its own energy before you even reach the door. That is what happened when I visited this five bedroom villa in Rafina. Right away you get this sense of space all around you and the sea just quietly sitting out there in the distance. The plot itself is huge and honestly not something you see every day. You could walk out onto the lawn in your bare feet with your coffee and feel like you have miles to yourself. People always talk about sea views but these are no joke. You see the water even from the ground floor without even having to take the stairs and that has this strangely calming effect. I stood by one of the big windows for a bit and just watched the light changing on the water. It felt easy to be there. The beach itself is close enough that you might start taking evening walks out there without even planning it. You are also not far from the port of Rafina and honestly everything in Athens is pretty reachable too. The city center is under half an hour away so you can do a full day in the city then come back here and it feels like a different world.

The villa is modern without feeling cold. The kind of house where you can immediately imagine having family or friends over. The design splits itself across three levels which actually gives you a little extra privacy where you want it but plenty of shared space too. The basement is not dark or hidden away. It is bright and feels like a proper part of the house, not just somewhere to store things. That lower level has a garage for your car and you will notice a full on gym down there if you like to stay active at home. There are also spaces that work really well as staff quarters or guest rooms that do not feel squeezed in. Then just above that there is a loft space that really surprised me. It has its own bathroom and even a kitchenette so it can work perfectly as a home office or maybe even a quiet spot for guests who want a bit of their own space. You will figure out what fits your life best but it was actually cosy up there. Kind of like a little retreat inside the house.

Outside you are spoiled for choice. The garden wraps around the villa and it just goes on and on. At some point I found myself walking out to the tennis court and just imagining hitting a few balls in the evening when the air cools down. Sometimes you see kids riding bikes in these streets so it all just feels peaceful and not rushed. The pool is long enough that you can actually swim properly not just float. There's a barbecue area tucked into the corner and you could host everyone for a proper Greek summer meal under the stars. If you have friends coming in by helicopter or you like the idea of never being too far from your next adventure, there is even a helipad. Not something you see every day but it is there and it sort of sums up the whole place. It just gives you options and a lot of freedom.

The technical side is all sorted. The villa was built to modern standards. That means proper insulation so it stays cool and quiet inside even in the hotter months. Heating is under your feet so the floors keep you comfortable in winter and the whole system is run off solar energy with a good boiler room setup. Those little things make daily life here feel really easy.

What you notice after being here for a while is how private it feels but never cut off. The local coffee shop is not far and sometimes you can smell someone grilling nearby on Sundays. You get the best of both worlds. You can be as social or as quiet as you want and none of it feels forced.
