ORA Developers is an international real estate business founded in 2016 by Egyptian entrepreneur Naguib Sawiris. The company develops large residential communities, mixed use destinations and hospitality assets across a growing international network, with activity spanning Egypt, Cyprus, Pakistan, Grenada, Iraq and the UAE. Naguib Sawiris remains Chairman and CEO and is closely associated with the company's expansion from its original markets into increasingly large master planned destinations.

The company should not be confused with Orascom Development or other businesses associated historically with the Sawiris family. ORA Developers operates under its own identity and has built a separate real estate portfolio since its establishment. Its approach is generally centred on large destinations where homes, landscaping, commercial uses, hospitality and leisure are planned together rather than developed as isolated residential buildings.

Egypt has provided the foundation for much of ORA's track record. ZED El Sheikh Zayed and ZED East established major mixed use communities around Cairo, while Solana introduced a lower density residential model in New Zayed. Silversands on Egypt's North Coast added a stronger resort and hospitality component. These projects demonstrate a strategy that moves between urban communities and coastal destinations while retaining an emphasis on public space and landscaping.

Its international activity has followed a similar pattern. Ayia Napa Marina in Cyprus combines residences with a marina, retail and leisure, while Eighteen near Islamabad is a joint development backed by ORA Developers, Saif Group and Kohistan Builders and Developers. ORA is therefore involved in Eighteen, but the Pakistan community should not be presented as a project developed solely by ORA.

Madinat Al Ward in Iraq represents the company's largest city scale undertaking. Planned southeast of Baghdad, the project covers around 61 million square metres and is intended to introduce approximately 120,000 homes alongside commercial, community and public infrastructure. Its scale reflects ORA's increasing focus on master planning rather than conventional individual buildings.

The UAE became the next major stage of this expansion. In 2025, ORA established a new regional headquarters at One Central in Dubai and formally launched its first UAE master community. The company described this move as a long term commitment to the Emirates rather than a one project entry into the market.

For ORA Developers UAE, the strategy is currently much more focused than its international portfolio. BAYN in Ghantoot is its principal verified project and therefore provides the clearest indication of how the company's global master planning experience is being applied locally.

ORA Developers Projects in the UAE

BAYN by ORA in Ghantoot is the company's first development in the UAE. Officially launched in April 2025, the coastal master plan occupies approximately 4.8 million square metres between Abu Dhabi and Dubai and is designed as a complete mixed use community rather than simply a collection of villas.

The location is particularly significant. Ghantoot sits along the coastal corridor connecting the two emirates, with direct access towards both Dubai and Abu Dhabi. This gives BAYN a different position from conventional suburban communities, combining a quieter coastal environment with access to two major employment and lifestyle centres.

The initial residential offering focuses on three to five bedroom townhouses and villas. Different formats include core villas, double height villas and larger Gemini villas, allowing ORA to address several family housing segments while maintaining a relatively consistent architectural identity across the first releases.

The wider master plan is considerably more ambitious than these first phases suggest. BAYN is planned around several connected urban centres with extensive landscaping, water features and pedestrian routes. Future components include retail, a shopping destination, neighbourhood parks, sports facilities, hospitality and a waterpark, creating the infrastructure required for a self contained community rather than a purely residential enclave.

More than half of the site is intended for landscaping, open areas and water based environments, while the wider coastal plan incorporates beaches, lagoons and waterfront spaces. This emphasis on landscape reflects the same type of destination planning visible in several of ORA's international communities.

BAYN remains an off plan project under construction and should not be presented as completed. Current market information places expected handover for the initial residential phases in 2028. Future phases are expected to broaden the housing mix beyond the villas and townhouses currently available.

Unlike many recent luxury developments in the UAE, BAYN is not positioned around an external hotel, fashion or automotive brand. ORA Developers is responsible for the master plan and residential identity itself. This gives ORA greater control over the character of the destination rather than relying on a licensed branded residence concept.

ORA Developers properties for sale in the UAE are therefore currently concentrated within one major master community rather than spread across several emirates.
