Nshama

Nshama is a Dubai based real estate developer founded in 2014, with a residential strategy built around practical homes, green space and large scale community planning. Its flagship development, Town Square Dubai, launched in 2015 and has since grown into an established family focused neighbourhood combining apartments and townhouses with parks, retail, sports facilities and everyday services.

Fred Durie has been central to Nshama’s leadership since its early years. Before joining the company, he held senior positions at Emaar and contributed to major Dubai destinations including Downtown Dubai and Dubai Marina. That experience is reflected in Nshama’s emphasis on master planning rather than simply creating individual residential buildings.

Town Square remains the clearest expression of that approach. The community now covers more than 880 acres and includes a 50,000 sqm central park, 260,000 sqm of greenery, extensive cycling and running routes, sports areas and more than 250 retail outlets. Much of this infrastructure is already operating, which gives new residential releases a different context from homes being launched within communities that are still largely at planning stage.

Nshama’s earlier releases included Zahra, Hayat, Safi, Naseem, Noor and Sama, followed by apartment communities such as Jenna, Warda, Rawda, UNA and Hayat Boulevard. Many of these homes are now completed and occupied, creating an established secondary and leasing market alongside the company’s continuing pipeline. Nshama apartments for sale therefore range from mature Town Square stock to homes still under construction, while Nshama apartments for rent benefit from the community’s existing shops, parks and leisure facilities.

The company has generally positioned Town Square around attainable home ownership without stripping away the features that make a neighbourhood comfortable to live in. Efficient layouts, landscaped surroundings and access to shared amenities remain recurring parts of the product, while more recent releases have introduced refined interiors, duplex layouts and homes overlooking the community’s park network.

Nshama Projects for sale in Dubai

Nshama projects in Dubai are still strongly centred on Town Square, but the company’s direction has started to broaden. Its current official launch list includes Belmont, Evelyn on the Park, Rosewell, Fiori, Olbia, Camden, Alton and Augusta, continuing the next generation of apartments and duplexes within the master community.

Recent launches such as Rosewell Residences, Belmont and Augusta show how Nshama is continuing to build around the same network of parks, pedestrian routes and everyday amenities rather than treating every building as an isolated development. Rosewell and Belmont extend the West Park side of Town Square, while Augusta adds another contemporary apartment and duplex option within the wider neighbourhood.

Townhouses remain an important part of the company’s completed history as well. Maha Townhouses reached 100 per cent construction progress in 2025, joining earlier clusters such as Zahra, Hayat, Noor, Naseem, Sama and Shams. Together with the expanding apartment stock, they give Town Square a broader housing mix than an apartment only community.

For buyers considering Nshama properties for sale, the distinction between completed and upcoming stock is useful. Older Town Square buildings provide immediate occupancy and an established rental market, while current releases offer access to newer phases and longer completion timelines. Retail, cafés, fitness facilities, parks and essential services are already operating across the community, supporting both owner occupiers and landlords.

The most significant change in Nshama’s recent direction is Address Grand Downtown. The branded residence takes the company well beyond the value focused suburban positioning associated with Town Square and into a premium central Dubai market. Official Nshama floor plans confirm the project, while Dubai Land Department linked records identify a Nshama developer entity and show a June 2028 completion date on file.

LuxuryProperty.com also currently carries Address Grand Downtown residences, confirming an active off plan market for the development. The project introduces substantially larger homes, Burj Khalifa and Arabian Gulf views and the service led positioning associated with the Address brand.

Address Grand Downtown does not replace the Town Square strategy. Instead, it adds a second and much more premium strand to Nshama’s activity. Town Square continues to offer completed homes alongside new launches within a functioning master community, while Address Grand Downtown gives the company exposure to branded central Dubai property. That combination now makes Nshama a broader developer than its original affordable community positioning might suggest.
