Grid Properties

GRID Properties is a Dubai headquartered real estate business combining direct property development with development lifecycle management for third party owners. Current corporate branding increasingly uses the shorter GRID name, reflecting a broader operation spanning residential, commercial, hospitality, retail and logistics real estate.

The company is led by founder and Chief Executive Officer Shreen R. Gupta, with Ali Al Zarooni serving as Chairman. Its published corporate information gives conflicting establishment dates, so a precise founding year is better omitted. What can be established clearly is that GRID initially grew with backing from Gulf Islamic Investments, a UAE based alternative investment group.

That ownership structure changed in December 2024 when Gupta acquired GII's remaining majority interest through a management buyout. He became the sole shareholder of the GRID group, while the two businesses continued collaborating on selected investments. GRID should therefore no longer be described as a subsidiary or development arm of Gulf Islamic Investments.

The distinction between GRID's different roles is particularly important. The company can acquire and directly develop a property, as it has done with selected residential schemes, but it also provides a full development management service covering concept creation, design, procurement, construction oversight, sales strategy and delivery for other landowners.

This model has allowed GRID to work across a much broader range of assets than its directly owned residential pipeline might suggest. Its geographic reach includes the UAE and United Kingdom, with Cyprus also forming part of its stated international footprint.

In London, the company has participated in luxury and branded residential projects including The Lucan in Chelsea and ELIE SAAB Residences overlooking Hyde Park. These international schemes demonstrate GRID's experience with brand collaborations, although they should remain separate from its Dubai development record.

Within the UAE, the company's current strategy combines its own residential launches with management appointments for emerging developers. That gives GRID an unusual position between conventional developer, strategic adviser and project delivery specialist.

GRID Properties Projects in the UAE

Casa Serene in Sobha Hartland provides the clearest example of GRID's completed residential track record in Dubai. The limited villa collection in Mohammed Bin Rashid City comprises substantial five and six bedroom homes beside the wider Sobha Hartland community. The scheme reached handover in 2024 and is now a ready development rather than an active off plan launch.

GRID's principal current direct residential project is Enchanté by GRID in Arjan. Launched in May 2026, the scheme is registered in Dubai through GRID VIV Real Estate Development L.L.C and entered construction shortly afterwards. It introduces studios together with one and two bedroom apartments within a nature influenced residential concept.

Enchanté marks a different direction from the large homes at Casa Serene. Its apartment led format gives GRID access to a broader section of Dubai's residential market while retaining the company's emphasis on design, landscaping and shared lifestyle spaces. Completion is planned for December 2028.

A further scheme, Eterna by GRID, was added to Dubai's property register in September 2026 for Dubai Production City. The registered development entity is GRID Nexus Real Estate L.L.C. At this stage, Eterna remains pending rather than a fully established active launch, so confirmed specifications and delivery details should be treated separately from Enchanté.

Several other Dubai schemes prominently associated with GRID demonstrate its development management business rather than direct ownership.

Bliss Tower in Dubai Land Residence Complex is developed by Pure Bliss Development LLC, part of Lals Group. GRID acts as the Development Lifecycle Management Partner, supporting the scheme from concept through construction and delivery.

The same distinction applies to Sunvale in Al Furjan. Prysm Real Estate & Development is behind the residential project, while GRID leads development lifecycle management.

Elmora in Jumeirah Garden City is another partner led scheme. Neoterra Developments is the property developer and GRID provides lifecycle management expertise. In Ras Al Khaimah, Palazzo Tissoli on Al Marjan Island is developed by Tissoli Luxury Developers, with GRID appointed for project management and consultancy rather than development ownership.

These appointments reveal an important part of GRID's wider strategy. Its market presence cannot be measured simply by counting every building displaying the GRID name. Some are direct GRID Properties projects, while others use the company's expertise to take an independent owner's concept through planning, design, construction and sales.
