Dubai Holding

Dubai Holding is investment group established in 2004 to support the long term economic development of Dubai. Its activities extend across real estate, hospitality, investments, entertainment and asset management, giving the company a much broader role than that of a conventional property developer.

The group is chaired by His Highness Sheikh Ahmed bin Saeed Al Maktoum, while Amit Kaushal serves as Group Chief Executive Officer. Within property, Dubai Holding Real Estate is led by Chief Executive Officer Khalid Al Malik and acts as the central platform for the group’s major development businesses.

Real estate has been part of Dubai Holding from its earliest years. Jumeirah Beach Residence was among the major projects associated with the group during its formative period, while Dubai Properties later became responsible for communities and destinations including Business Bay, JBR, Mudon and Villanova.

The structure has expanded considerably since then. Meraas joined Dubai Holding in 2020, bringing destinations such as City Walk, Bluewaters and Jumeira Bay into the wider group. Nakheel and Meydan were incorporated into Dubai Holding in 2024, creating a much larger real estate platform with some of Dubai’s best known master communities and waterfront destinations.

Today, Dubai Holding Real Estate operates principally through Meraas, Nakheel and Dubai Properties. These names remain important because each has its own development history and identity even though they now sit within the same wider organisation.

Meraas is closely associated with design led urban and premium residential destinations. City Walk and Bluewaters established its position in central and waterfront Dubai, while newer developments continue to push the brand into architectural and low density residential projects.

Nakheel brings a much larger master development legacy. Palm Jumeirah, Palm Jebel Ali, Jebel Ali Village, Al Furjan and other major communities sit within its history, giving Dubai Holding Real Estate significant exposure to both established and future waterfront districts.

Dubai Properties adds another layer through communities ranging from Jumeirah Beach Residence and Business Bay to Mudon, Villanova and The Villa. Together, these businesses give Dubai Holding one of the broadest residential footprints in the emirate.

Dubai Holding Real Estate Projects in Dubai

Dubai Holding Real Estate projects in Dubai now range from apartments in central creative districts to large villa communities and major waterfront masterplans.

Palm Jebel Ali is among the most significant. Developed through Nakheel, the island represents the next generation of Dubai’s palm shaped waterfront communities. Construction is progressing across the residential fronds, with large beachfront villas forming part of the first delivery phases. LuxuryProperty.com currently features both The Beach Collection Villas and The Coral Collection Villas.

The island is also expanding beyond villas. Palm Central Private Residences introduces apartments and townhouses into the wider masterplan, creating a more varied residential market as Palm Jebel Ali develops.

Meraas is driving another major part of the current pipeline. The Acres in Dubailand is designed around standalone villas, landscaped parks, gardens and water features. Construction across new phases accelerated during 2026, reflecting the growing importance of lower density family communities within the group’s portfolio.

In central Dubai, Atélis at d3 brings Meraas into Dubai Design District with a waterfront residential tower designed by SOM. Groundworks began in 2026, adding a new residential element to a district historically centred on design, fashion and creative businesses.

Jumeirah Residences Emirates Towers represents another premium direction. Developed by Meraas beside the Emirates Towers district, the project combines branded residential services with a central Sheikh Zayed Road location and views across some of Dubai’s most recognisable landmarks.

Other active Dubai Holding Real Estate communities include Nad Al Sheba Gardens, Madinat Jumeirah Living, The Edit at d3 and continuing releases across City Walk. Nakheel is also progressing major residential activity through Jebel Ali Village, Palm Jebel Ali and its existing Al Furjan and District One portfolio.

The breadth of these projects is the clearest difference between Dubai Holding and a single brand developer. Buyers can find Dubai Holding properties for sale across established communities, new apartment towers, villa neighbourhoods and large waterfront masterplans.

For those comparing its newer releases with the wider market, off plan projects in Dubai cover a much broader selection of developments and locations.

Dubai Holding’s real estate position today is therefore built on scale as much as individual projects. Meraas, Nakheel and Dubai Properties retain their own identities, but together they give Dubai Holding Real Estate a development footprint spanning some of the city’s most established addresses and many of its largest future residential destinations.
