AHS Properties

AHS Properties is a privately owned Dubai real estate developer founded in 2021 by Abbas Sajwani. The company entered the market with a focused strategy centred on ultra luxury homes rather than large volume apartment schemes or suburban master communities. This positioning has allowed AHS Properties Dubai to build its identity around limited collections, prime waterfront locations and unusually large residences.

Abbas Sajwani serves as Founder and Chief Executive Officer. Although he is the son of DAMAC founder Hussain Sajwani, AHS Properties operates independently and should not be treated as a DAMAC subsidiary or project brand. The business has its own investment strategy, development pipeline and design partnerships.

Its first activity differed from the route taken by many new developers. Instead of launching immediately into off plan construction, AHS acquired completed mansions in Palm Jumeirah and Emirates Hills, extensively redesigned them and returned the homes to market as individual luxury residences. Properties such as Sun Rays, Serene, Azalea, Amara and Searenity helped establish an early reputation for bespoke interiors and highly selective locations.

The company then moved into ground up residential development. One Canal on the Dubai Water Canal became its first major off plan scheme, followed by One Crescent on Palm Jumeirah and Casa Canal. These launches established several themes that continue across newer AHS Properties projects in Dubai: low residential density, expansive floor plans, private pools, direct lift access and architecture designed around water or skyline views.

Dubai Water Canal has become particularly important to the company. The location gives AHS access to a central waterfront setting close to Safa Park, Jumeirah and Downtown Dubai while still offering more privacy than a conventional high rise district. Palm Jumeirah remains another core location because of its limited waterfront land and established super prime market.

Design partnerships form a major part of the company's approach. Killa Design has worked across several AHS schemes, while HBA has been responsible for interior concepts. FENDI Casa has also collaborated on selected canal residences, contributing furniture and interior design elements. These are design collaborations rather than evidence that AHS has handed development responsibility to an external brand.

More recently, the company has expanded beyond residential property. Its acquisition and repositioning of an unfinished Sheikh Zayed Road tower as AHS Tower introduced a commercial real estate division focused on Grade A office space. This move shows AHS evolving from a boutique luxury residential specialist into a broader prime real estate business while keeping design and limited supply at the centre of its strategy.

AHS Properties Projects in Dubai

One Canal marked the transition from private villa refurbishment into purpose built development. Positioned beside Dubai Water Canal, the scheme introduced penthouses, sky villas and large format residences with views towards Safa Park and the city skyline. The project established the residential scale and privacy that would later become closely associated with AHS Properties off plan projects.

One Crescent at Palm Jumeirah followed with a much smaller coastal collection. The low rise building contains around 25 residences, including penthouses, sky villas and sky mansions. Its location on the Palm Crescent places it within one of Dubai's most established waterfront neighbourhoods while its limited inventory separates it from larger apartment towers elsewhere on the island.

Casa Canal returned AHS to the Dubai Water Canal and pushed further into the ultra luxury segment. Killa Design leads the architecture, HBA is responsible for interiors and FENDI Casa contributes bespoke furnishings. AHS remains the property developer, while the external design names support the interior and architectural concept.

Casa AHS, launched in 2025, continues that canal side strategy. The collection contains only 32 residences and places strong emphasis on private pools, generous terraces, direct lift access and very large internal areas. It represents one of the clearest examples of how AHS Properties Dubai is maintaining a low density model even as its project values increase.

The company is also involved in Amali Residences at Dubai Water Canal, which is being co developed with Amali Properties. Neither party should be described as the sole developer. The scheme includes around 211 residences and introduces a larger format than AHS has typically pursued on its own, while retaining a strong focus on architecture, waterfront views and premium interiors.

Commercial property now forms another part of the pipeline. AHS Tower on Sheikh Zayed Road is the redevelopment of a long unfinished structure acquired by the company in 2024. The Grade A office scheme attracted strong demand during development and gives AHS exposure to Dubai's prime commercial market alongside its residential business.

AHS Properties properties for sale remain concentrated in a narrow segment of the market. The company is not attempting to become a volume builder. Its strategy continues to revolve around scarce land, limited inventory, substantial floor areas and carefully selected design teams.
