Some homes just have a certain presence the moment you walk through the door. That happened to me the first time I stepped into this three bedroom penthouse at Customs House right on Victoria's Inner Harbour. It really is one of those rare places where you pause to take it all in before you even think about where your bag went. You get this huge internal space that honestly feels even bigger than the numbers say. Over four thousand square feet inside plus that long balcony off the main floor. I found myself drifting straight to the balcony first just because the water view pulls you over there. It is not just a postcard view either. The skyline feels alive with boats and the old city buildings shining in the background. The kind you could watch for ages without checking your phone. There is a rooftop terrace too with space for real gatherings or just a couple of people taking in the evening light. You see a lot of neighbourhood life from up there. On the day I visited I saw a family flying a kite and a paddleboarder moving across the inner harbour. That is Victoria. You get little details like that all the time here. Back inside, you notice the feel carries through every room. The master bedroom is huge and honestly bigger than some whole apartments in the city. You wake up and the first thing you see are those water views. There is a walk in closet built in that makes getting ready pretty stress free. Each of the three bedrooms has its own bathroom so if you have kids or visitors nobody is waiting for a shower. You always find light in each room too. I liked the family room. It is open enough to hang out together but you can also just curl up quietly and read by the window. Feels relaxed. And the best thing is the kitchen is actually a place you want to cook. Everything is laid out with imported Italian cabinets that look good but are solid. Sub Zero appliances too so the fridge and oven are those top end ones. It is not just for show. Customs House itself has that rare mix of old world building charm and modern details. You get high ceilings and thick walls that keep things quiet. Marble countertops. Every finish honestly feels like someone cared about the little things. I actually rode the private elevator up between floors a few times just because it felt fun and kind of old fashioned but high tech all together. Access is secure and there is a full concierge service so you never have to worry about packages or deliveries. Parking is all underground and you do not notice cars from anywhere up here which is really nice. The location is special. When you step outside you are right on the edge of Victoria's inner harbour so coffee shops pop up all along the water and restaurants are never far away. The airport is an easy drive. Sometimes I see kids biking after dinner along the waterfront or people just walking their dogs. It feels like a real neighbourhood even in the middle of a city. Plus if you travel back and forth between Vancouver and Victoria it is not hard at all. This penthouse sits right at the edge of the water with all the city's best parts close by and you feel both connected and tucked away at the same time. It is a bit of a hidden gem for investors as well since Victoria's market is still growing and places like this are rare. But really it is the actual living here that makes the biggest impression. The only way to know if it fits is to come see it. You can reach out any time if you want to walk through or if you just need a few more details. At LuxuryProperty.com we try to make every step feel easy and comfortable for you.
