A completed development of six villas at Ocean View, Uswetakeiyawa Beach, Sri Lanka. Rarely do opportunities of this nature come to market. Being sold fully furnished this is turn key ready to operate beachfront development or alternatively the development can broken up and sold individually. The breeze somehow feels different and honestly the very first moment I stepped in I ended up just pausing by the glass windows and watching the sea roll in and out. It is hard to believe you are only around twenty minutes from Colombo or the airport but you would never know it here. It is all open sky and water and the slow feeling you get walking barefoot across cool floors early in the day. There is room here that you cannot measure on paper. 35000 Sq.ft does not even sound right until you are inside and actually feel it. Every bedroom sits facing the sea. That is not a marketing trick either. You wake up and it is there right outside the glass. Sun just starts to bounce across the water and you almost forget the world behind you. It is the kind of place where everyone gets their own space. Each bedroom has its own bathroom so there is no waiting for a shower or feeling crowded. Doors open in a way that just makes sense and lets you wander through. The way it flows together just seems easy. The main living space is open straight to the outside and sometimes you barely notice where inside ends and outside starts. I have sat here with a book listening to the waves and a bit of wind spilling through the room. It just sinks in. The dining side opens up so Sunday lunches can run long or friends just drift through for coffee with the doors wide open. Two kitchens is something you do not see very often but it actually works really well if you have a cook or just like to keep things simple. One for prep one for backup it is perfect if you love a midnight snack and do not want to wake everyone rummaging around. The private pool is properly private. Nobody peeking nobody crowding you and you can just hear the trees and birds. I spent a morning by the water here and there was only a bit of wind and some birds around. Makes you feel like everything moves a little slower. Plus if you have family or helpers with you there are actual spaces for them. Not an afterthought but real quarters for staff and proper parking too. Plenty of storage for all the stuff that just accumulates. WiFi here is better than you would expect right by the beach so if you work from home or just want to stream something it does not lag. Ocean View Villas is not just a name it is really out here on Uswetakeiyawa Beach and the sense of space is what I keep going back to. In the early morning you sometimes spot neighbors with coffee walking quietly on the sand and kids on bikes just before sunset. The light goes soft and the sky turns these gentle colors you do not see in the city. It is a real community where you can settle in for the long haul or just have your own getaway spot. Getting into Colombo is easy and hassle free and the airport being close means guests can join you without any stress. Honestly the finishes catch the light in a nice way there are years of stories left to make here and the gardens out back make walking barefoot actually enjoyable. This is luxury that you can live in really put your feet up if you need. Cook real meals or just forget the world for a bit with a tea watching the sea drift by. The best way to really feel what Ocean View Villas is about is to walk through and see if it matches your own pace. Ocean View Villas Sri Lanka

Some homes just make you stop and breathe a little deeper. When I first arrived at this 6-bedroom villa for sale at Pokkuluwa in Galle, Sri lanka, I ended up standing on the terrace and just looking there is this sea of green all around, with jungle and neat rows of tea and cinnamon, and out ahead you actually see the Indian Ocean. It is pretty quiet and the air has that fresh sort of tang you only get on a hillside in Sri Lanka. You would not guess you are only about a fifteen minute drive from Galle Fort and a coffee in town. From the road, the villa has this kind of relaxed grandeur. There's nothing fake about it. The style is very Sri Lankan with big overhangs and open terraces, but it also feels really comfortable. There are lots of honest design details, a bit ‘barefoot luxury so no one's going to worry about sand on the floor, but you still get that sense of carefully chosen materials and little moments of comfort. Built in 2010, so things are fresh and new, but it already feels like it belongs here. I spoke with the caretaker and he said evenings are breezy up here no matter how hot the day was down by the coast. When you step in, you get this open, airy living area high ceilings, wide doors always open, birdsong floating in. The kitchen is right at the heart of things. It actually looks like somewhere you would want to cook something real, not just fetch a can from the fridge. There's a big cement-topped island and lots of sturdy storage. I saw a bowl of king coconuts sitting on the countertop. Feels relaxed and social, ideal for a slow breakfast or tea in the afternoon while people drift in and out from the main lounge. Bedrooms are a bit of a treat here. The master is big but not over the top, with views that just make you want to sit in bed a little longer. Each of the five main bedrooms comes with its own private bathroom and not just a standard box, either. They have these ensuite spaces cut from the land itself, with natural rock details and beautiful showers. Honestly, you stop worrying about your shoes and just pad around bare feet most of the time. The sixth bedroom is separate. Some guests might love the extra privacy. It is nice for teenagers or friends who want their own space. Walking around the house, you notice sun decks here and there, all a bit apart, so it never feels crowded even with a big group. When I was out by the pool well, it is one of those infinity pools you see in photos, but here you are looking straight down the jungle valley with the whole plantation unfolding below. At sunset, the sky goes pink and orange. You probably will not even look at your phone. That is another thing. The land is generous here, about an acre of garden that sort of melts into the wild. You hear peacocks in the morning, sometimes monkeys down by the edge of the trees. There's a path running through cinnamon and pepper plants, eventually heading out toward the older paddy fields. Plenty of spots if you like to sit and read with a cup of tea or just let your mind drift. The whole Pokkuluwa area is a bit of a secret still, but you see more people choosing it for calm and real community. Galle town is close sometimes you head in for brunch or an art show, and there's always someone to chat with. Plus, with the expressway, getting here from Colombo now is easy enough that friends can come for a weekend and not think twice. If you are dreaming about a real villa for sale in Galle, Sri Lanka, this is not your ordinary property. The only way to know if it feels right is to see it for yourself. Any questions or if you just want to have a slow walk through, I am always happy to show anyone round. At LuxuryProperty dot com, we just try to keep it simple and comfortable for you.

Spacious 6-bedroom villa for sale at Pokkuluwa in Galle Sri Lanka

There are some homes you walk into and just feel like you could put down your bag and stay. This is one of those. It is a 5-bedroom villa for sale at Kaimu in Galle, Sri Lanka and even driving up to the neighbourhood you get a sense of quiet. The streets are spread out and every now and then you see someone watering a plant or having a light chat under a tree. This place keeps things easy. Stepping inside for the first time I just stood for a second in the front hall. The house has a peaceful kind of echo when it is empty and it soaks up the afternoon light. The living room is roomy but not over the top. You get a feeling that you could throw open the windows and let the sea air in. Even close up with family or friends, it does not feel crowded. Someone could be reading in one of the corners while another person is putting on music. You will see right away that it is the sort of space where people make memories without trying too hard. If you like to cook at home the kitchen actually has some soul to it. I found myself fiddling with the taps and pulling open a few drawers. It is the real kind of kitchen with enough space if you want to bake or make a big spread for everyone. The counters look out into the dining space so nobody is ever stuck out of the conversation. You will probably notice right away how the kitchen gets the right light in the morning and feels cozy in the evening. The bedrooms are all upstairs and it is genuinely hard to pick which one feels best. The main bedroom is the one most people would want I think because it faces out over the garden. I stood by that window and watched some birds dive into a bush for a bit. It is surprisingly quiet at night here and you can even hear the wind some evenings. The closets have more space than you would guess at first look and there are just enough nooks for hiding gifts or stashing your suitcases. Something else that stands out is the bathrooms. Sometimes in villas you get lost in too many fancy details but these ones just feel clean and comfortable. The main bath has a tub you actually want to think about using and enough counter space that everybody can keep their things out. You will also catch the little details like sturdy towel rails and good mirrors. It is all practical without feeling cold. There is a sense that this is a place that sees weekends spill out into weekdays. The garden flows off the living space. I imagined how you could just open the doors and bring your morning coffee straight outside. You will spot a gentle breeze some afternoons and the sky gets kind of pink right before sunset. Sometimes you hear kids biking through the community or music drifting from a nearby house. I even noticed the neighbours give a wave if you pause outside. Stores and a coffee shop are not far by car which comes in handy when you just want something quick. One thing I should mention is there is enough room for a few cars out front so nobody is fighting for a place. The streets are easy to drive and you do not get lost going in or out. Schools and parks are a short drive away but honestly most days you might not want to leave the house. Honestly it just feels easy here. This five bedroom villa in Kaimu at Galle gives you privacy without being cut off and there is room for big family dinners or quiet afternoons by yourself. You will know if it fits as soon as you walk in I think. If you have questions or want to feel it in person just let me know. At LuxuryProperty.com we want your next move in Galle to feel calm and natural like coming home should.

Spacious 5-bedroom villa for sale at Kaimu in Galle, Sri Lanka

Some homes just have that calming effect as soon as you step inside. This three bedroom villa at Serenia Residences Tower B, right by Talpe in Galle, Sri Lanka, absolutely gives you that feeling. I walked through the entryway with that soft ocean breeze coming in and honestly just stood by the big living room window for a bit. Early in the day you hear birds, and if you open the terrace doors you sometimes get the faint sound of the waves rolling in from the beach out front. It is that kind of place where suddenly time slows down even if you just stopped in to check the view. This villa sits in a really private spot, tucked within one of the most exclusive communities you will find on Sri Lanka's south coast. Only forty seven homes in Serenia Residences in total and just two actual garden villas. As soon as you step inside it feels removed from everything else. You really do get a sense of calm here. The main living areas give you about twenty seven hundred square feet of space, so nothing feels squeezed. And I think the best thing is how the living room just opens straight out to a wraparound terrace that faces the Indian Ocean. Out on that terrace you get another nearly one thousand square feet for lounging or those slow weekend breakfasts overlooking the sea. There is even a private plunge pool right on the edge. I can imagine most evenings just sitting out here letting the light change over the water or just reading a book and maybe sometimes you just forget to check your phone completely. You will also notice the bedrooms are not tucked away out of sight. All three kind of gently circle the living room so whether you have family for a visit or just need quiet time, it feels open but still private. Each bedroom has its own en suite bathroom and closets are already built in. No need to worry about storage or suitcases left in the hallway. The master bedroom is my favorite bit honestly. It has floor to ceiling windows so you wake up to an ocean view every single morning. I noticed the sound of the sea really settles you. There is a walk in closet right next to the big master bathroom and the setup just makes sense. Not trying too hard, just natural and easy living. The kitchen is proper here too. Sometimes in high end villas the kitchen is barely used but this one feels like a place where you might actually cook together or at least fix breakfast and not just rely on takeout. You look out over the garden and can see what is happening in the living space while you are prepping coffee or something easy. And then the best bit is just stepping right out with your mug to the terrace or watching the light creep in while you get ready for the day. Serenia Residences itself is well known along the Galle coast for being casual and welcoming. People use the amenities. The main infinity pool actually looks out to the ocean and that view gets posted by nearly everyone. There is a separate kids pool and Jacuzzis for both hot and cold dips and you see families out there all the time. I saw a few kids hanging out near the cabanas one evening with their parents reading close by. There is a fire pit for the cooler nights and, honestly, people do just sit and chat longer than they plan to. If you want some time inside you have a spa and a fitness area that catches early sunlight so you feel motivated to get moving. There is even a small library and two dining restaurants including the signature Oceana which does incredible seafood. The concierge team here are genuinely helpful and will always want to make things simple for you, whether you need advice on where to eat or want to book something for the weekend. The local coffee shops are close enough to walk and both Wijaya Beach and Turtle Beach are minutes away, so those spontaneous afterwork swims are actually easy. Galle Harbour is nearby too so brunch or shopping trips never feel like an outing. All in all, this could be a perfect permanent spot or just a lovely holiday home that pretty much takes care of itself. The only way to really know if it fits is to come and see it. If you want to ask anything or just walk through, let us know. At LuxuryProperty.com, we just want your next move to feel right for you.

3 Bedroom Villa in Serenia Residences Tower B, Talpe Galle

Some places just make you want to slow down a bit and take a breath. These two bedroom villas at Santani Residences in Werapitiya Kandy do that the moment you arrive. I still remember my first time here walking up from the car park and suddenly catching that endless view over the Dumbara Valley. You really do forget how open and green this part of Sri Lanka is until you see it from a hillside like this. What stands out right away is how peaceful everything feels. It is not the kind of quiet that feels empty. You still hear birds and every so often you might catch the sound of the breeze in the trees. It just feels calm. Even people who are usually always on their phones tend to put them down for a bit here. There are only twenty two private residences spread out through the estate and honestly each villa feels like it was dropped with purpose so you do not bump elbows with your neighbours. The sense of privacy is real. Inside the two bedroom villas you get these huge floor to ceiling windows that honestly pull the scenery straight into your living space. Every room feels bright during the day. Even early in the mornings there is something special about how the mist rolls over the hills outside your window. And you will love how the indoor living leads seamlessly out onto a big terrace. These terraces are not just for show either. Open the sliding doors and you might just feel like you are living outdoors half the time. Sometimes you walk barefoot with a cup of tea and after a while you realise you have just been standing there watching the green hills without even thinking about it. Every villa comes with its own infinity pool and trust me it is the kind of pool that makes you want to float for a while and just look up at the sky. I like how the pools here are really set up for privacy so you never feel stared at. When sunset rolls around the light show from up here can get pretty dramatic. The sky turns this mix of gold rose and purple and you can see the whole valley glow. You will definitely want your camera for those moments. One of my favourite things in these homes is all the custom woodwork. Nearly all the timber has been reclaimed or cleverly repurposed so the design fits with the landscape. There is something about the mix of wood and glass that makes every space just feel natural. You will notice the villas are built up on stilts instead of digging into the land which is better for the hillside and lets extra light and breeze through. Most days you find you hardly even think about turning on the air conditioning because fresh air always finds its way through. The lifestyle here is laid back but you get all the luxuries that make things easy. Santani Resort is literally next door so as a resident you get access to everything there. I poked my head into the spa one morning and honestly if you want a massage with the best view in Kandy this is the spot. There is also a proper gym that looks out over the hills so even working out feels like a treat. The main restaurant sits right at the top and on a clear afternoon you can see all the way to the edge of the valley. You will probably end up with a regular coffee order at the lounge once you realise how relaxing it is to just sit with a book and nothing but green outside. If you feel social there are always a few other residents about for a quick chat or even sundowners in the evening. Life in Werapitiya itself is peaceful. You might see kids biking or the odd local farmer wandering past in the afternoon. When you want something faster Kandy town is not too far so you get the best of both worlds. The place is really set up for wellness and simple living but never at the cost of comfort. Sustainability runs through everything here from how the water is managed to how they built without harming the hills. Come and get a real feel for these villas at Santani Residences. The only way you will know if this is your next home is to step out on that terrace for yourself. If you have any questions or just want to look around let me know. At LuxuryProperty.com we are always here to make things easy for you.

2 Bedroom Villa in Santani Residences, Werapitiya Kandy

Some homes just have that way of making you slow down for a second before you even step inside. The Nugadola Wallauwa estate in Pasyala, Sri Lanka is absolutely that kind of place. As you come up the long drive between old ironwood trees, you feel pulled into somewhere special. I remember the first time I stood in front of the main villa—it felt both important and inviting, almost like the house itself was happy to see you. Out here it is hard to believe the busy streets of Colombo are just about an hour away. Most days you mostly hear bird calls and the soft rustle of the breeze, not cars or noise. This nine bedroom villa gives you more than just space. I mean, the built up area is massive—thirty thousand square feet spread out over a plot that just keeps going, more than seven acres if you want the numbers. But honestly, those numbers fall away pretty fast when you are here. The main house has this old manor vibe with real history. Back in the late 1930s, this was built for the British High Commissioner and his wife, and you sort of feel their old gatherings in the high ceilings and big pillars. The ballroom is not exactly what it was back then, but it has turned into this huge living area that wraps around in an L shape, with windows and French doors everywhere. You will also find a family kitchen that really feels made for cooking, not just for show. The dining space just begs for a proper Sri Lankan meal with laughter that sort of drifts out onto the terrace. There are two drawing rooms too, if you feel like reading or just having a chat away from the group. To me, the real heart of the villa is the garden-facing terrace. Mornings are soft with sunlight just touching the old mango tree in the courtyard. I have sat under it and honestly, some days you forget what time it is. Each of the five suites in the main house tries to outdo the others. Downstairs, you get easy access straight onto shaded terraces, perfect for a slow coffee or evening chat. Upstairs, the bedrooms have their own sitting areas. Two of them open onto private terraces catching sunlight in a way that makes you want to get up early. You might notice a gecko here or there, maybe a view over the jungle that stretches out beyond the gardens. There is more though. A lot of guests comment on The Pavilion, which is its own building and offers extra privacy for family or friends. A bit deeper into the grounds, the estate hides a leafy cottage—the kind of place you almost expect to find written into a novel. And then there is The Lookout, which is perched like a tree house with an open shala space for yoga or just taking in the sky at night. Every bedroom here gives you a different angle on the gardens or the jungle. Morning routines are easy. Wake up to green views and the birds already starting up their day. Outside, it is proper countryside living but not the hard work version. The pool is long enough for laps and just feels right among gardens that are well looked after but never overdone. Some afternoons I watched the shadows move across the cabanas and felt hours slip by. There is space for kids to play or for grownups to just lie on the lawns and daydream. Wildlife seems to drop in now and then—once, I caught a monkey up in one of the far trees. Little touches like butterflies over the hibiscus or the scent of rain before it arrives just feel part of the air here. If you are traveling, access makes life simple. The airport is about fifty minutes away and you can get into Colombo without too much fuss. Even so, once you are on the grounds, the outside world gets quiet fast. Pasyala itself has a laid back mood, people know each other, but you always have privacy thanks to all the space. This is not a fancy hotel vibe. It is more like living in a place that has seen generations and is happy for you to add your own story. In the end, you just have to visit to know if it fits how you want to live. If you want to know more or just get a feel for the gardens and the house, let me know any time. At LuxuryProperty.com, we really want your next move to feel as natural and easy as it should.

9 Bedroom Villa in Nugadola Wallauwa House, Pasyala

Some places just kind of slow you down as soon as you arrive. That happened to me at this six bedroom estate in Pokkuluwa on Sri Lanka's southern coast. Set up high above the world at what feels like the very top of Galle's greenest hills, there is honestly a sense of calm up here that you do not get everywhere. You drive through the gentle curve of tea and cinnamon plantations, and then suddenly it opens up and the first thing you see is this unbelievable view of the Indian Ocean below. The air is breezier on this side of the island, strong but warm, and it smells of greenery and sea at the same time. By the time you step out, you are already thinking about mornings on that main lawn, coffee in hand, just standing with your feet in the grass. Inside, the kitchen sits at the heart of it all. I just noticed it feels like a real family spot. It is big but not fussy and there's this huge island that makes you want to gather round for long breakfasts. You will also see the best kind of kitchen set up, fully ready whether you feel like quick snacks or getting into something elaborate. Things spill naturally from there to the dining and drawing rooms and then out again to the verandah. The breeze keeps moving through and you catch glimpses of either jungle or water almost everywhere you turn. I had to stop at one of the terraces and just breathe for a while. Sometimes you do forget your phone. Bedrooms here really do feel like retreats. The master is sprawling and private and even a little bit grand, with its own special views. Each of the other bedrooms carries this peaceful energy and the bathrooms are built around the actual rocks the property is carved from. It is one of the details that makes the whole place feel rooted in the land. There is a sixth bedroom too, on its own edge of the house, just away from the main rooms. Honestly, it feels like a perfect hideaway for guests or just a quiet moment alone. Outside, the pool wraps itself around one corner of the house. It looks out over the wildest trees toward the ocean, and at sunset, the colors spill into the water so you feel like you are floating in light. The gardens are all tiered so you have space for alfresco dinners. There's a platform for yoga tucked on the south side, overlooking paddy fields and deep green plantation. Even just sitting there, you want to close your eyes and listen to the wind. Everything is surrounded by this sense of wild, green freedom but all the day to day things are close enough, too. The location is pretty fantastic for living or holidays. You're about fifteen minutes from Galle Fort, which is always lively with little coffee shops and cafes with tables right on the old streets. There is so much history in the walls around there and every trip feels like a different corner to explore. The southern beaches are never far off so you can swim whenever you feel like it or even just walk at sunset. For trips to Colombo or elsewhere, the expressway makes it easier and you can be in the capital in just over an hour. Honestly, it feels secluded but not disconnected at all. What stands out most here is how the whole property leans into the landscape. The estate itself is spread over a big plot but feels comfortable and human, not intimidating. You might hear distant birds or spot monkeys early in the morning right from your window. Evenings can get quiet and sometimes you'll just end up sitting outside and watching the horizon. It is not really possible to know if a place fits just from reading. So if you think this hilltop villa might be what you are looking for, come see it. Ask anything or just stop by for a walk among the gardens. Here at LuxuryProperty.com, we want your next move to feel easy and real. Sometimes a place just feels right when you are there.

Incredible Exquisite 6-Bedroom Hilltop Estate for Sale in Sri Lanka’s Southern Coastline

Some places almost feel like stepping into another world as soon as you arrive. Nugadola Wallauwa in Pasyala is definitely one of those. There is this rare quietness when you come through the gates and honestly it is the kind of home that sort of slows you down right away whether you mean to or not. You come off the main road and roll gently along this long private driveway with ironwood trees overhead and that is where the mood starts to shift. Even the air feels a bit different here maybe it is all the old trees or maybe it is just the space around you but the city and the airport and everything else noisy seem very far away. The villa is quite special. It was first built back in the late nineteen thirties and you really feel the sense of Sri Lankan heritage when you walk inside. There is nothing overly polished or artificial about it. The place has some history to it. British families lived here in the past sometimes even diplomats and once a Hollywood actress stayed for months at a stretch which honestly still surprises me and I have seen a lot of homes in Sri Lanka. You pick up on it in the little architectural details like the great sweeping high ceilings some of them actually vaulted so sunlight filters in and fills the rooms. Everything here just sort of breathes easier and does not feel cramped or dark at all. The whole house wraps around this ancient mango tree at the heart of the courtyard and sometimes you just catch yourself lingering there with your tea. I think a lot of us dream about having breakfast with real views but here you get birds calling and the smell of the fields when you step outside. One of my favorite spots in the house is the double height foyer when you walk in. It is not flashy it just really sets the tone for everything else. You get these classic restored teak doors that swing open to a huge terrace and it is easy to imagine lazy afternoons out there with friends or just sitting with a book while the light shifts across the garden. There is an octagonal dining space too with wraparound glass that actually lets you see the jungle and rice fields changing through the day. Sunsets from here have that golden kind of glow and occasionally you can spot peacocks or monkeys way off in the trees which almost feels unreal sometimes. The living spaces are just as welcoming. The villa has nine big bedrooms altogether but the core six are the main ones and every suite feels private with its own bathroom. Most open out to balconies and if you wake up early you might catch a glimpse of monkeys moving in the branches or see local kids walking down the little path beneath. There is always enough space for family or guests to spread out without feeling on top of each other. It just feels right for gatherings or even if you want to be on your own for a bit. Outside the garden feels well established and green with enough sun for morning walks or shade if you are the kind who likes to lie down and listen to everything. The swimming pool is the proper kind where you can do laps nothing too flashy but just honest and good for the weather. A lot of days you will see butterflies drifting past or peacocks looking for snacks in the grass and the whole landscape has this calm to it that just stays all day. The property sits on a bigger plot than most nearby with more than enough space for everyone to roam around. What I really like is that even though it feels remote you are actually not far from Colombo which is south west from here so airport runs or city trips are easy. Pasyala itself is relaxed never too busy and there are always little markets or coffee shops nearby if you want something close. Evening walks are lovely here and the air cools down fast once the sun drops. Sometimes you just sit out and forget your phone for hours. Nugadola Wallauwa is not just another villa for sale in Sri Lanka. It is a real part of local history. Big enough for families or just if you want that private retreat space. The only way to really know if it has that feeling for you is to come and walk through. If you feel like taking a look or want to ask about anything else I am just a call away. At LuxuryProperty dot com we like to keep things easy and help you find the right place to call home.
