About The Project
The Brooks at Sobha Sanctuary
The Brooks in Sobha Sanctuary is planned as a villa led neighbourhood within a wider nature focused master community in Dubailand. Set along the main green spine of Sobha Sanctuary, it brings together four bedroom Garden Villas and five bedroom Courtyard Villas for families who want space, privacy and direct access to landscaped routes rather than dense city streets. Built on part of a thirty seven and a half million square foot master plan, The Brooks offers villas from about 2,459 to 4,154 square feet, with starting prices from roughly AED 3.9 million, a sixty forty payment plan and handover targeted for the third quarter of 2029.
Homes here are designed around light, proportion and outdoor space. Garden Villas and Courtyard Villas both work with a vertical layout that keeps living areas open and sociable on the lower levels, with bedrooms set higher for privacy. Many villas incorporate internal lifts, generous terraces and carefully framed garden views, so movement between spaces feels simple and the connection to greenery is always present. Floor areas have been planned to suit long term family living rather than short stays, with room for formal entertaining, day to day family life and quieter corners for study or work.
Garden and Courtyard living at The Brooks in Sobha Sanctuary
Architecture across The Brooks follows a contemporary but calm language. Facades are kept clean and well balanced, using glazing to pull in natural light without overwhelming the sense of enclosure. Villas sit slightly back from the main pedestrian and cycling routes, filtered by layered landscaping so that residents enjoy outlooks toward the central green spine while still feeling that their home is a private retreat. Inside, circulation is straightforward, with clear links from parking and entry to the principal living spaces, so daily routines remain practical.
The location of The Brooks within Sobha Sanctuary’s blue green network is one of its main strengths. Villas line the central spine, which is planned as a walkable route connecting residents to the district park, wellness centre, sports grounds and community mall. Instead of relying on the car for every short journey, families can walk or cycle to schools, playgrounds and retail, supported by around 20 kilometres of cycling loops and a network of pedestrian paths woven through more than fifty thousand trees and a six kilometre crystal lagoon.
Inside the homes, layouts are intended to support both shared time and quiet moments. Four bedroom Garden Villas offer a balance of garden focused living and indoor comfort, which suits households that want green views without managing very large plots. Five bedroom Courtyard Villas extend this with extra rooms that can become guest suites, home offices or spaces for extended family, arranged around more defined outdoor courts that feel enclosed and peaceful. In both types, the emphasis is on wide rooms, logical storage and clear sightlines rather than complicated shapes.
The Brooks is also positioned as an early entry point into Sobha’s first large scale master planned development in Dubailand. With around sixty percent of the land at Sobha Sanctuary dedicated to open space and integrated infrastructure, including planned schools, healthcare and retail, the community is designed to mature over time into a cohesive district rather than a collection of isolated projects. For buyers the combination of villa only streets, nature centric planning, a clear delivery timeline and a straightforward sixty forty plan adds up to both a liveable address and a long term capital preservation story.

About Community
Sobha Sanctuary
Sobha Sanctuary sits within Dubailand as a large, wellness driven master community that prioritises low density living and access to open space. The Brooks in Sobha Sanctuary occupies a central position along the main green spine, which means residents step out into tree lined routes, parks and lagoon side loops rather than busy traffic. With more than fifty thousand trees, a six kilometre crystal lagoon and dedicated jogging and cycling paths, the wider environment is planned to keep walking and outdoor movement as part of everyday life.
Dubailand itself is known for offering more space than inner city districts, with room for villa communities, schools and attractions to grow together. From The Brooks, residents benefit from proximity to Academic City’s educational hub and a range of leisure destinations, while still being able to reach key parts of Dubai through main highways. The setting gives families a calmer, more suburban rhythm without disconnecting them from the city.
Integrated infrastructure is a core part of Sobha Sanctuary’s design. Within the master plan, land is allocated for schools, healthcare facilities, mosques and retail, alongside a community mall and sports amenities. This helps reduce long commutes for daily needs and supports a settled, long term residential base. For investors, the mix of planned infrastructure, blue green planning and villa led streets under a single developer supports both rental appeal and potential value growth as the wider Dubailand corridor continues to evolve.
