Some places in Tuscany just have that way about them. You feel it as soon as you walk up the long drive at Borgo Bio in Siena. I came out here not long ago and steered off the main road, and all of a sudden it was just quiet. There was this soft breeze moving through the olive trees and for a second all you can really hear are a few birds and maybe your own footsteps across the stone path. If you are looking for something more than a home, more like a place with its own heartbeat, this villa estate might be it. Let me try to paint the picture. Borgo Bio is not just a classic Tuscan villa. It is a whole estate with twenty bedrooms stretched across a mix of villas and apartments so you get all this space but you never lose that sense of closeness. It stands quietly in the Siena countryside and honestly the first thing you'll probably do is just stop and look all around. The buildings have stone walls that have warmed up in the sun for years. There are tiled floors laid by hand you can see all the little runs in the grout. Heavy wooden beams hold up the ceilings and the windows are set deep so that golden afternoon light pours in. Each apartment and villa on this Siena property at Borgo Bio sort of has its own personality. Some places still feel like they remember guests coming through back when this used to be a four star hotel, but now it feels much more personal. You get proper beds made up with good linens and furniture that has that real Tuscan feel. Lots of solid wood dressers, cozy patterned sofas, and those little tables you imagine setting down your espresso on while the sun comes up. It is not fussy. Kids could run inside and nobody would mind. I just kept thinking this is somewhere you could spend a whole summer, maybe even the rest of your life. One thing you notice right away is the food. The main kitchen is bigger than most and set up so you can actually cook for a big group or even try a few cooking classes. It is always busy around breakfast and then after, you smell the coffee and fresh bread in the air. There are three different restaurant rooms and I walked through one where sunlight was coming through these old glass windows. It would be perfect for a long lunch when friends or family come to visit. Nights here are for gathering around the fireplace in one of the big living rooms. I pictured someone just pulling up a chair, opening a bottle, and swapping stories after a day exploring Siena or Rapolano Terme just down the road. There are those extra treats that make living here so different from most Siena villas. You start finding things you are not expecting. There is a wine cellar that is perfect for anybody who gets serious about their reds and whites. I peeked inside and just pictured shelves filled with bottles picked up on little day trips across the hills. Outside you will see the tennis court over by the garden. Sometimes you hear the soft thwack of a ball in the early mornings. There is even a heliport if that is something you might need every now and then. Kids play on their bikes sometimes and there is a path down to a private organic farm and a lake that really shows off at sunset. The real magic though is the landscape. Rolling hills all around you look out over nearly six hectares of olive groves. I tried to count the trees but got lost around a thousand. You walk through the fields and sometimes your phone just stays in your pocket for a while. There is a pool tucked deeper in the gardens with a jacuzzi waiting for late evenings under the stars. Everywhere you wander you find small shaded places to just stop and breathe. Honestly pictures do not tell the story of Borgo Bio in Siena. You need to walk the land and feel how simple it is to belong here. If you want to know more about this villa estate or just feel the place for yourself come by. I am happy to answer questions or stroll the grounds with you. At LuxuryProperty.com we want your move to this part of Tuscany to feel as relaxed and natural as a Sunday morning by the olive trees. Just reach out whenever you like.

20 Bedroom Villa in Borgo Bio, Siena

Some homes really take you by surprise. This is exactly how it felt the first time I drove up the long, tree lined drive at Tenuta Malacoda in Siena. There is a quiet to this place that you notice right away. You can almost hear the hills breathing in and out by the time you see the main villa. The grounds just sort of keep going and you start to wonder how it will feel to wake up to this every day with so much space all around you. There is this gentle breeze a lot of afternoons and once you get out of the car you just want to stand there for a minute. The estate itself really does feel like its own world. You have this classic old stone villa that honestly looks settled into the land, not perched on top like some. The brickwork is warm and worn in a lovely way and you can run your hand along those old wood cabinets that still smell like polished pine. I got this feeling as I walked through the front entrance, like the walls remember family stories, dinners that lasted late, children sneaking down the wide stairs. The living and dining areas just connect together, so you get sunlight bouncing around the walls in the morning. I ended up lingering by one of the big windows just watching how the garden changes with the light. And if you have ever thought of dinners that run long into the night, the lounge here is just right. Every corner is a bit different, not overly done. The kitchen is a grand surprise. It does not feel like one of those show kitchens you see in magazines. This is a place where it is easy to imagine someone rolling out pasta or mixing up olive oil with a bit of fresh bread, probably with ingredients from the local Siena markets or from right on the estate. Wandering up to the first floor, things only get cozier. There is a family room up there with a fireplace that you probably will never use as just decoration. I could imagine losing half an afternoon here, feet up, just reading and watching the flames. There is even a quiet home library tucked in, which makes you want to fuss for the perfect book to keep you company. You have four bedrooms on this level. Each one has a quirk that makes it stand out, but for me, the master is truly easy to love. The Turkish bath attached is a surprise and it feels like something you would find in a small spa, right inside your own home. There is a terrace off the master bedroom, and it really does let you overlook the hills. Sometimes you will catch the sound of a tractor way off in the distance or birds just starting up in the morning. In case you are thinking of inviting more people to stay or maybe need a guest wing, there is space to create even more bedrooms. The garden outside is another story altogether. I probably spent too much time poking around out there. The gardens are real and lived in but well looked after. Terraces spill off quietly from the villa and call for a morning coffee or just a glass of wine right around sunset. There are so many small corners that kids could hide in or you could find a quiet spot to sit. I did notice the covered parking out front, so friends can come and go without ever feeling crowded. Outside, there is also a pergola with a pizza oven built of real stone. It is easy to see a family gathering on a long afternoon with the smell of dough in the air and nobody in a hurry. This Siena villa is surrounded by its own land. That is not something you see every day. There are ancient woodland trees and right past them you get about seven hectares of actual vineyards rolling through the valley. If you walk early or right before dinner you will catch a bit of local wildlife—the shy kind, mostly. Sixty hectares of woodland gives you privacy and then forty more for agricultural land. Massive, but somehow never feels intimidating. Trequanda town is not far for your coffee fix or the local art and craft stalls. The coast is within reach if you get tired of rolling hills and want to try the sea now and then. The villa comes with the main stone building plus outbuildings and stables. If you have ever thought about running your own working vineyard in Siena or just keeping some horses, this is set up for it. There is room to change things up as your life changes, even add bedrooms or other spaces. It has that flexibility. For me, it is a place where you finally stop checking your phone so much. The view is honestly that good and there are too many interesting spots outdoors and in to just sit for a while. Life here does slow down, but in a way that reminds you what you really want to hang on to. If you think Tenuta Malacoda might feel like your kind of place in Siena, or even if you just want to poke around and get a sense of it, reach out whenever. 4 Bedroom Villa in Tenuta Malacoda, Siena

Some homes just call you to slow down, maybe even forget your phone is in your pocket. That's the feeling I got the first time I walked through the gates of this one bedroom villa at Luxury Retreat, tucked away just outside Montalcino in the heart of the Val d'Orcia, Siena. Out here, the quiet feels bigger and softer than any city hush. You really do hear birds singing and the gentle rustle of leaves, and somehow you sense that life just settles into a better rhythm on its own. There is something about the red brick on this villa that changes as the day moves—when the sun starts dipping everything glows, and those oak beams peeking through the old terracotta ceilings start showing off their history. Every bit of this Siena villa feels like it's been part of the land for a long time but with the kind of restoration that keeps it honest. The old staircases have loads of character but someone had the good sense to add an elevator so you do not have to worry about climbing all the time. I remember standing at the entryway, just sort of drifting through that big sitting area, getting lost in the views out to the gardens. You just imagine what it would be like to relax here, maybe host a handful of close friends or keep things running as a boutique hotel—honestly, it works either way and both would be special. Inside, you get ten rooms in total, each with their own shapes and a bit of their own mood so nobody ever feels like they have the same space. Some mornings it hits you that this is the kind of place you see in paintings—light sneaking in through windows, that clean smell from the garden, cool floors under your feet. All the little touches tell you people really care for this place. Even the hallways feel like you want to take your time, which sounds funny but is absolutely true. It is just comfortable and lived in, not some showpiece. I found myself just standing in the courtyard, letting the sounds and the breeze sink in. The great thing about three hectares of gardens—more than enough space for a big group but you can always find a spot to be on your own. There are proper landscaped paths and secret places to sit with morning coffee or have a quiet chat. Pergolas peek out near the pool, loungers that make you want to nap outdoors. The swimming pool itself is almost a secret, tucked away so all you see are trees and the big open sky. Sometimes you spot deer, sometimes only clouds moving by. There's also a pool bar which just feels right for lazy afternoons or for escaping with a good book when the place is quiet. And if you ever wanted a local touch, you could spot a kite flying or hear kids laughing in the field across the way. Some villas might have show kitchens but this one is ready for serious cooking. I can picture hosting a food event or a wine tasting right here and the kitchen would handle it easily. There's a small restaurant area—breakfast just drifts out into the courtyard in the sun and if it rains, no problem, inside feels close and warm. Staff accommodation is tucked away so it all works but you never see the effort. Old brick, new comforts, all here. There is even a technical space to keep everything running smoothly year round and you do not even notice it. Living in Siena means everything works at a gentler pace. Local markets are not far, and town is just a short drive if you want a pastry or to join in with locals for espresso. Evenings are for wandering and mornings are slow. Sometimes the best luxury is not doing much at all. With a place like this, you get a feeling very quickly if it is right. The only way to really know is to walk through and see for yourself. If you have questions or maybe want to visit and just get a sense of the life here, reach out when you like. At LuxuryProperty dot com we always want the next step to feel like your own.
