What kind of mortgage can I get as an expat or non-resident?

Most banks offer financing to residents and even non-residents, but the terms are a bit different. Generally, you’ll need around 20 to 25 percent as a down payment, and the bank will finance the rest. Interest rates are competitive and fixed or variable options are available. If you're not based in the UAE, you’ll need to share some additional documentation like income proof and bank statements.

What are the best waterfront communities to invest in right now?

Dubai Islands, Maritime City and Palm Jebel Ali as they are the last waterfront communities under construction in Dubai. Prices are currently much lower than comparables such as Palm Jumeirah, so expect a huge capital appreciation on prime waterfront property.

Should higher mortgage rates change the type of Dubai home I buy?

They might, especially if your monthly budget is more important than stretching for the biggest possible property. Gulf News discussed how rising mortgage rates could push more demand towards “affordable luxury”, with buyers looking harder at value below the highest price brackets. That does not mean compromising on quality, but it does mean being honest about repayments, location and what you will actually use every day.
