Some homes just have a certain kind of gravity that you can feel right away. This five bedroom villa tucked along the southern shores of Lake Geneva in Excenevex really holds your attention even before you walk in. I remember just standing at the start of the long private drive, glancing up and seeing the Jura Mountains on the far side of the water. Everything goes a bit quieter for a second. It is private here but not cut off. That part of Les Huches is still close to cafes and daily life around the lake, but the villa itself sits behind old hedges and gates so you almost feel like you have your own hidden patch of the shoreline. What stuck out first to me was this gentle sense of history inside. The villa was built back in the eighties and you see it in the shape of the living spaces and the big windows looking out across the gardens. There is something solid about the way the rooms connect and the ceilings feel just a little taller than you would expect. It has got this honest flow. I wandered straight from the entryway all the way to one of the upper terraces and ended up just staying there for a few minutes. The views of Lake Geneva and the mountains are the kind you could stare at all afternoon. And, if you listen, sometimes you catch the sound of church bells from across in Lausanne or little birds bouncing through the garden hedges. It is just a peaceful kind of spot honestly. Now inside, it is roomy. There are five proper bedrooms and four bathrooms which means real space for family or friends but without feeling crowded or boxed in. These bedrooms are true rooms, not those squeeze in a bed and call it good type spaces you sometimes see now. There is a separate two bedroom apartment at garden level for staff or guests and it comes with its own entrance off to the side, which really helps everyone have their own privacy. Makes it easy whether you have a nanny or family staying over. The main villa only covers two floors so each area has gentle light and feels open. Even the kitchen feels like somewhere you could properly cook together on a rainy day instead of just reheating something. The big windows look out onto the gardens so you are never far from the greenery. Outside, the plot is just under fifteen hundred square meters which means there is way more space than it first looks from the drive. The gardens roll out around the house and the tall hedges mean you hardly see neighbors unless you want to. It is the kind of garden where kids might actually play hide and seek or pick flowers in summer. Around the front is an old swimming pool that has seen better days. It probably needs some work if you want it working again. Still, it is easy to picture kids splashing in the afternoons or laid back family barbecues by the water. There is also a proper hard tennis court in the back where you sometimes hear the faint sound of a rally going on. Parking is almost more than you could need with room for about six cars plus boats or bikes and tools. Kind of rare for villas this close to Lake Geneva. My favorite part by far is that the villa has its own one hundred meters of private lake frontage. You get your very own slice of Lake Geneva and it really feels special. You can walk straight out to a stone jetty or down the slipway to a private boathouse right at the edge. Maybe you have your own boat or maybe you just like sitting by the water. I stood there for a bit and could see swans drifting past and the light skipping across the lake in the evenings. The truth is this villa does need some love. The structure and layout are really strong but it is ready for someone to come and give it new energy. You can even buy the parcel next door if you want to go bigger and create a real lakeside estate. These kinds of homes do not come up much around Lake Geneva anymore.
