Some homes just set the mood the second you step inside. This three bedroom duplex apartment at Orla by Omniyat in Palm Jumeirah gave me that kind of feeling. Right after walking in I found myself just stopping and looking up. Those double height ceilings really do something. Light pours in from the windows and you keep glancing out because honestly the views are hard to ignore. On a clear day you see the Marina skyline in one direction then Atlantis and even the Burj Al Arab floating on the horizon. It is the kind of place where you just have to pause and take a deep breath.
The way everything is put together here feels surprisingly easy to live with. Some duplexes feel a bit chopped up but not this one. The flow from the front door into the living and dining area is kind of seamless. You look straight out to the terrace which stretches across the whole front of the apartment. Sometimes you can hear the sea if you listen closely enough. The private pool out there felt almost like it was floating above the beach below. I can imagine someone starting their morning out here with a coffee watching the waves or in the evening when things get cooler maybe having a bunch of friends over. Something a bit special about sunsets from here too. You get those long shadows and the city lights just start to flicker on.
The kitchen is honestly built for someone who likes to cook not just reheat things. You have all these gleaming appliances from Europe and there are plenty of cupboards for hiding away that stuff nobody wants to see. Plus the lighting and air work with just a tap thanks to all the smart home tech. It just makes things easier when you do not want to fuss.
All three bedrooms feel genuinely private. Sometimes in apartments you notice the bedrooms are squeezed in but here there is loads of space. You can actually stretch out. These rooms are quiet too. Even in the middle of the day you barely hear a thing. After a long day I can picture someone coming in here dropping their bag and just flopping onto the bed for a minute. Bathrooms are finished off nicely as well. Attention to detail in each one. Feels a bit like a hotel but with more soul.
Parking is usually a headache in Palm Jumeirah but here you get four spaces. Kind of unheard of honestly. Your friends will thank you later when they come visit. And if you like to keep things private or you have more than one car it is just reassuring to know.
Living at Orla by Omniyat is more than just coming home and closing the door. There is a really exclusive beach club here one you probably will not catch anywhere else. About three hundred square metres of it actually. Plus you get your own private stretch of beach with one hundred fifty metres to wander. You see families heading out for early swims some people walking their dogs even little ones running straight into the sea. Resort style amenities are everywhere so there is always something to do if you want. Or you can totally switch off and just watch the clouds.
The building itself is designed by Foster and Partners and you notice how everything fits together. Not too flashy but definitely impressive. It really does feel like nature and architecture are working together which is not that common these days. The place has that relaxed Palm Jumeirah vibe but still feels polished.
This apartment gives you the chance to move in somewhere that actually stands apart in Dubai. Completion is set for late 2026 so you have time to plan and daydream a bit.
