Sobha Realty is a privately held luxury property developer and master community builder with a substantial presence across the UAE. The company forms part of the wider Sobha Group created by PNC Menon, whose business journey began with an interior decoration company in Oman in 1976 before expanding into property development in India and later the UAE.

PNC Menon remains Founder, while Ravi Menon serves as Chairman of Sobha Group and Francis Alfred is Managing Director. The UAE business should be distinguished from Sobha Limited, the publicly listed Indian property company, even though both share the wider Sobha heritage and an emphasis on construction quality.

Sobha's Dubai presence developed over several stages before the launch of its flagship residential community. Sobha Hartland was introduced in Mohammed Bin Rashid City in 2014 as an eight million square foot mixed use master plan containing apartments, villas, schools, landscaped areas and waterfront spaces. It became the project that firmly established Sobha Realty Dubai as a major master developer rather than simply a contractor or individual building developer.

A defining part of Sobha's operating model is backward integration. The company controls a large part of the development process through in house architecture, engineering, contracting, glazing, joinery, interiors and manufacturing capabilities. This differs from developers that outsource most construction and finishing work to unrelated third parties.

That model has helped create a recognisable standard across Sobha properties for sale, particularly in finishing, landscaping and communal spaces. The company generally focuses on premium and luxury housing rather than entry level residential property, although its projects range from one bedroom apartments to large villas and full floor residences.

The original Sobha Hartland now has a substantial completed track record. Projects such as Greens, One Park Avenue, Waves, Creek Vistas and several villa collections have been delivered, while the wider community continues to mature through retail, education and new infrastructure.

Sobha Realty's strategy has since moved beyond one central Dubai location. Sobha Hartland II introduced another major waterfront community, while Sobha Central brought a mixed use high rise master plan directly to Sheikh Zayed Road. Sobha Sanctuary has expanded the company's villa and family community activity into Dubailand.

The geographic strategy is broader still. Sobha Siniya Island in Umm Al Quwain is the company's first large island destination, while Sobha City in Al Bahiya marks its entry into Abu Dhabi through a new nature led master community. These projects show Sobha evolving from a Dubai focused developer into a wider UAE platform.

Sobha Realty Projects in the UAE

Sobha Hartland II is one of the company's most significant current Dubai communities. Like the original Hartland, it covers around eight million square feet, but places greater emphasis on lagoons, waterfront apartments and estate villas. Residential collections include Riverside Crescent, Skyscape, Skyvue and large homes within the community's villa districts.

The S at Sobha Hartland II represents the upper end of this offering. The tower contains very large four to six bedroom residences with limited homes per floor, introducing a sky villa concept within the wider master plan. Other Hartland II projects include Skyvue Stellar, which continues the company's expansion into taller waterfront apartment buildings.

Sheikh Zayed Road has become another major growth location through Sobha Central. The mixed use master plan comprises six residential towers combined with elevated parks, offices, retail and an integrated shopping environment. Its first releases included The Horizon, followed by The Tranquil, The Mirage and The Pinnacle.

Sobha SkyParks adds another high rise residential concept to the same wider corridor. The tower combines one to three bedroom apartments with vertical landscaped areas positioned across multiple levels, showing how Sobha is adapting its landscaping led approach to dense urban living.

Sobha Sanctuary represents a different direction. Located in Dubailand, the master community is designed around family villas, open green areas and a large central park. Initial residential collections include The Greens, The Brooks and The Grove. The Brooks at Sobha Sanctuary offers four and five bedroom villas and illustrates Sobha's continued expansion into lower density family housing.

Outside Dubai, Sobha Siniya Island has become one of the company's most ambitious waterfront projects. Located in Umm Al Quwain and connected to the mainland by a dedicated bridge, the island combines apartments, villas, beaches, marina facilities, hospitality and protected natural areas.

Yacht Marina Residences at Sobha Siniya Island forms part of the growing marina district, while other releases include Selene Beach Residences, Palm Grove Villas and additional beachfront and marina apartment collections.

The company's newest major geographic expansion is Sobha City in Abu Dhabi. Announced in 2026, the Al Bahiya master plan introduces apartments and villas within a low density, nature focused community close to Yas Island and Zayed International Airport.
