Manta Bay established the clearest early expression of the Major Developers identity in the UAE. Located on Al Marjan Island, the waterfront residence introduces an unusual rooftop sandy beach positioned high above the coastline.
That feature captures the company’s wider approach quite well. Major is interested in creating a strong central idea for each address rather than relying only on conventional pools, gyms and landscaped terraces. At Manta Bay, the rooftop becomes part of the personality of the building and helps distinguish it within an increasingly competitive island market.
Al Marjan Island itself provides a fitting setting. The destination has developed into one of Ras Al Khaimah’s most important coastal districts, bringing together resorts, residences, beaches and leisure facilities. Continued hospitality investment is giving the island a much broader international profile and encouraging developers to create homes aimed at both year round living and resort style use.
Former AS Roma captain Francesco Totti has also become associated with Manta Bay as a brand adviser and partner for a limited collection of residences. The collaboration supports Major’s interest in international visibility, although the longer term character of the project will ultimately be shaped by its architecture, construction and resident experience.
The company is extending its coastal presence further through Ice Beach at Al Marjan Beach. The project remains at an earlier stage, but its location reinforces Major’s commitment to Ras Al Khaimah rather than treating Manta Bay as a standalone venture.
Colibri Views takes Major Developers in a different direction. Rather than sitting directly within a resort environment, the project rises in RAK Central, a district planned around residential, commercial, hospitality and leisure uses.
Colibri Views is designed around flexible contemporary living, with furnished residences, modular interiors and spaces that can adapt between work, relaxation and everyday routines. This gives the building a more urban character than Manta Bay while still keeping wellness and lifestyle facilities at the centre of the experience.
Views also play an important role. The building looks towards the Arabian Sea and Al Hamra Golf Course, connecting the emerging business district with the natural and resort landscape that already defines much of this part of Ras Al Khaimah.
Former Manchester United and France defender Patrice Evra is involved with Colibri Views as a project partner. His connection with the development continues the company’s pattern of using recognised sporting figures alongside its real estate launches, but each collaboration has been tied to a different residential concept rather than simply repeated as a marketing formula.
There is a practical side to the company’s direction as well. Major describes its work as extending from initial concept through development, completion and after sales support. That suggests an ambition to remain connected with its buildings beyond the launch stage, something that will become increasingly important as its first generation of residences moves closer to handover.
Major Developers is still building its UAE track record, and its current collection remains relatively concentrated. That makes the business easier to understand. It is not trying to compete through the sheer number of launches. Instead, its identity is taking shape through a small collection of residential schemes with strong individual ideas.
Manta Bay brings together waterfront living and a highly recognisable rooftop concept. Colibri Views moves towards adaptable urban residences and wellness in RAK Central. Ice Beach signals continued interest in the emirate’s coastline.
Together, these addresses show a company becoming closely linked with the next stage of Ras Al Khaimah’s growth. Major Developers has chosen locations undergoing significant change and is using architecture, lifestyle features and international partnerships to establish its position within the UAE residential market.
