What can be established clearly is that Loutraki Real Estate L.L.C is the registered Dubai developer behind Santorini Residences in Jumeirah Village Triangle, its first verified project in the emirate.

The company's current strategy is considerably more focused than that of Dubai's large master developers. Loutraki is not creating roads, schools or an entire community. Instead, it is developing an individual apartment building within Jumeirah Village Triangle, a master planned residential district created by Nakheel. The building contains 169 registered homes. Its residential mix is weighted towards one bedroom apartments, alongside studios and two bedroom layouts. Loutraki's own project material describes the scheme as a 22 storey residential tower above podium levels, with retail and communal facilities incorporated into the wider building.

Construction began in March 2024. The most recent publicly available Dubai Land Department inspection recorded the project at 43.32 per cent complete in April 2026. The DLD register did not show a formal completion date at that inspection, although current sales and project marketing material places expected handover around the end of 2026. It is therefore more accurate to describe Santorini Residences as under construction rather than completed or ready.

The project name takes inspiration from the Greek island of Santorini, but it is not a hospitality branded residence and there is no verified hotel, fashion or international residential licensing partner attached to it. Loutraki Real Estate remains the property developer and Santorini Residences operates under the company's own residential identity.

The building's amenity programme includes swimming and fitness facilities, children's areas, a sauna and concierge services. These features support the developer's stated emphasis on practical apartment living and resident experience, while the surrounding JVT location provides a more established neighbourhood context.

Jumeirah Village Triangle is itself a Nakheel master development, so Loutraki should not be described as responsible for the wider community. Its role is limited to Santorini Residences on its individual plot. This distinction is particularly important in Dubai, where independent developers often build within larger districts created and managed by separate master developers.
