Dubai South is a government backed master development covering approximately 145 square kilometres in the southern part of Dubai. Launched in 2006 under the Dubai World Central name and rebranded as Dubai South in 2015, the district was created as a long term economic and urban centre bringing together aviation, logistics, commercial activity and residential communities.
Its location is central to that strategy. Dubai South surrounds Al Maktoum International Airport and sits close to Jebel Ali Port, Expo City Dubai and major road connections linking Dubai with Abu Dhabi. This gives the area a role that extends considerably beyond residential property.
The wider masterplan incorporates dedicated aviation, logistics, commercial and residential districts alongside the Mohammed Bin Rashid Aerospace Hub. The objective is to create a place where employment, transport infrastructure and housing grow together rather than developing residential communities in isolation from major economic activity.
Real estate within the district is handled primarily through Dubai South Properties. Nabil Al Kindi leads the property business as Chief Executive Officer and has overseen the expansion of its residential pipeline through apartments, townhouses, villas and larger family communities.
The Pulse was one of the earliest projects to establish Dubai South as a residential destination. Apartments, townhouses and villas were introduced alongside parks, retail and community facilities, gradually creating an occupied neighbourhood rather than simply an off plan masterplan.
The Pulse Beachfront took that concept further with a gated collection of villas and townhouses arranged around landscaped areas and a central water feature. The community has now been delivered, adding hundreds of completed homes to the district and strengthening the secondary residential market.
This growing completed stock is increasingly important. Dubai South properties for sale now include both homes within established neighbourhoods and new residences still progressing through construction. Buyers therefore have more choice between immediate occupancy and longer term off plan ownership than during the area's earlier years.
Future infrastructure remains one of the strongest influences on the district. The expansion of Al Maktoum International Airport is expected to reinforce Dubai South's role as a major employment, aviation and logistics centre, while continued development around Expo City and nearby business districts is bringing further activity to the southern corridor.
Dubai South projects currently cover apartments, townhouses, villas and larger masterplanned communities, with Hayat and South Bay among the most important parts of the active residential pipeline.
Hayat by Dubai South is one of the company's newest large scale communities. Located within the Golf District, Hayat is planned around approximately 2,500 homes and introduces townhouses, villas, mansions, apartments and hospitality residences within a landscaped neighbourhood.
The project represents a shift towards larger family homes and lower density living. Parks, walking routes, community pools and everyday retail are planned throughout the neighbourhood, while multiple phases are scheduled for delivery through 2028 and 2029.
South Bay has also become a major part of Dubai South's residential identity. The gated community combines townhouses, villas and waterfront mansions around a large central lagoon. Successive phases have expanded the project considerably, creating one of the district's more premium family residential options.
South Living introduces a different product. The apartment building sits within the Residential District and was created to meet growing demand for larger contemporary apartments in Dubai South. Its progress towards handover strengthens the company's apartment offering alongside the villa and townhouse communities that have become increasingly prominent.
Beachfront Gates continues the apartment pipeline within the Residential District, while South Square adds residential property to Dubai South's Commercial District. Together, these projects show that the master developer is building homes across different parts of the wider city rather than concentrating all residential activity within one neighbourhood.
The existing Dubai South property market also includes developments by other major companies. Emaar South, Azizi Venice and a growing collection of independent residential projects sit within the wider Dubai South area but should not be confused with developments created directly by Dubai South Properties.
That distinction will become even more important as the district expands. In 2026, Dubai South entered a major partnership with Majid Al Futtaim for a new mixed use master community. Other developers are also continuing to acquire and develop land within the wider area.
For buyers comparing Dubai South off plan properties with opportunities elsewhere in the city, off plan projects in Dubai provide a broader view of the current market.
Dubai South therefore occupies two roles at the same time. It is the master developer of one of Dubai's largest future urban districts, while Dubai South Properties is also creating its own residential communities within that wider plan. The combination of completed homes, new family neighbourhoods and major airport infrastructure gives the area a development story that reaches far beyond individual property launches.
