Citi Developers is an international real estate company with an expanding residential presence in the UAE. The business brings more than a decade of property experience from markets outside the Emirates, while its Dubai chapter began more recently with a series of apartment developments in Jumeirah Village Circle.

The company is led by CEO Zoraiz Malik, who has been closely associated with its expansion into the UAE. Newer developments on Dubai Islands move the business into a more premium waterfront environment where larger residences, architecture and design have greater prominence.

Technology also forms part of the company's wider strategy. Citi Developers has explored artificial intelligence, robotics and smart building systems across its operations, reflecting an interest in how technology can improve both the customer journey and the experience of living within its buildings.

Wellness is becoming equally important. Rather than limiting the idea to a gym or spa, newer projects incorporate spaces for recovery, movement, relaxation and healthier daily routines. This direction becomes particularly clear through AMRA in Umm Al Quwain, which moves the company from conventional residential towers towards a resort based concept.

The result is a business whose UAE identity is still developing. JVC provides its urban residential foundation, Dubai Islands brings a more design focused waterfront offering, and Umm Al Quwain introduces a completely different resort environment.

Citi Developers Projects in the UAE

Citi Developers projects in the UAE are currently concentrated across Jumeirah Village Circle, Dubai Islands and Umm Al Quwain.

Aveline Residences established the company's presence in JVC. The building includes studios and one, two and three bedroom apartments and is designed around a broad selection of resident facilities. Construction remains ongoing, so Aveline should currently be treated as an active development rather than a completed residential building.

Allura Residences followed in another part of Jumeirah Village Circle. The project continues the apartment led approach but introduces a more extensive leisure and wellness offering alongside private pools in selected homes. Completion is currently planned for 2027.

The wider Jumeirah Village Circle apartment market gives Citi Developers access to an established neighbourhood with shops, schools, parks and a mature resale and rental sector. This makes the setting quite different from its newer waterfront projects.

Dubai Islands represents the next major stage of the company's expansion. ARYA Residences and AGUA Residences place Citi Developers within one of Dubai's fastest growing coastal districts, where new marinas, resorts, beaches and residential communities are progressively taking shape.

ARYA is a boutique waterfront development with a more limited collection of residences than the company's JVC buildings. Its architecture, larger homes and marina setting move Citi Developers towards a more premium segment of the market.

AGUA Residences further develops that waterfront strategy through a larger residential concept spread across two towers. The project is designed around contemporary apartments and penthouses while making stronger use of art, outdoor space and the surrounding coastal environment.

The growing Dubai Islands property market is particularly important to the company because both ARYA and AGUA are currently under construction there and are expected to complete in 2027.

Citi Developers has also expanded beyond Dubai through AMRA in Umm Al Quwain. The project is conceived as a large wellness focused resort and residential destination beside the emirate's coastal and mangrove environment. Fully serviced residences form part of a broader concept built around wellness, recreation and longer term living.

This move gives Citi Developers a more diverse UAE portfolio than its early Dubai activity suggested. JVC remains the starting point, Dubai Islands represents its waterfront expansion, and AMRA introduces resort living in another emirate.
