ARDEE is a UAE destination developer focused on creating large integrated residential, hospitality, retail and leisure environments rather than individual apartment buildings. The company entered the public property market in 2025 under the Ardee Developments name and now presents its consumer brand simply as ARDEE.

Founder Romeo Abdo established the company around a strategy of developing complete destinations where residential property sits alongside hospitality, shopping, dining and public spaces. Natalie Bogdanova serves as Managing Director and Executive Board Member, supported by a leadership team covering operations, development, design, construction, sales and finance.

A precise founding year prior to the company's 2025 public launch is not sufficiently established, so ARDEE's track record is best measured from the unveiling of its flagship Ras Al Khaimah master plan rather than through an assumed earlier corporate history.

ARDEE Developments Ras Al Khaimah is currently centred entirely on Al Marjan Island, where the company is developing a master plan of approximately 5.2 million square feet with a stated development value exceeding AED 15 billion. This immediately places ARDEE in a different category from smaller developers entering the emirate with one standalone residential tower.

The master plan is divided into two complementary areas, Ardee Downtown and Ardee Waterfront. Ardee Downtown is planned as a more urban district combining premium residences with hospitality, retail, restaurants, leisure facilities and a major lifestyle mall. A waterfront promenade is intended to connect these different uses and create a district where residents can access everyday facilities without depending entirely on the car.

Ardee Waterfront takes a more resort oriented approach. The coastal precinct is anchored by Fairmont Residences Al Marjan Island and the adjoining Fairmont Al Marjan Island Hotel, with beachfront living, hospitality and leisure forming the centre of the concept.

This combination of urban and resort environments shows that ARDEE is positioning itself as a destination developer rather than simply a builder of branded apartments. Future releases within the master plan are expected to broaden the residential and commercial offering as construction progresses.

Al Marjan Island itself is an important part of this strategy. Ras Al Khaimah has attracted considerable investment into tourism, hotels, branded residences and waterfront property, creating an increasingly competitive market for premium coastal homes. ARDEE's response is to control a substantial landholding and develop several connected uses within one destination rather than compete through a single tower.

ARDEE Developments Projects in Ras Al Khaimah

Fairmont Residences Al Marjan Island is the first major residential launch within ARDEE's wider master plan and currently represents the company's principal off plan project.

The development is owned and developed by ARDEE, while Fairmont Hotels & Resorts provides the hospitality and residential brand. Fairmont is part of Accor and is responsible for bringing its service standards and brand identity to the scheme. It should therefore not be described as the property developer.

The current residential collection contains 523 branded homes, including one, two and three bedroom apartments together with townhouses and highly limited sea villas. The development forms part of a larger integrated waterfront destination that also includes the neighbouring Fairmont Al Marjan Island Hotel.

The hotel is planned with approximately 250 rooms and will operate alongside the residential component. This connection gives residents access to a wider hospitality environment while maintaining dedicated residential facilities and private spaces.

Construction entered an important stage during 2026, with enabling works completed and main site activity progressing. The Fairmont hotel and residences represent an investment of around AED 2 billion and form the first major construction phase within ARDEE's broader Al Marjan Island master plan. Completion is targeted for the fourth quarter of 2028.

The residential design ranges from conventional apartments through to substantially larger beachfront homes, allowing ARDEE to address several parts of Ras Al Khaimah's premium property market within one scheme. Private beach access, pools, fitness and wellness spaces, residents' lounges and connections to hotel dining and hospitality services support the branded residence model.

ARDEE also works with an international group of specialists across the wider destination. Its current partners include Fairmont and Accor on hospitality, together with architecture, planning and design practices involved in shaping the master plan. These partnerships support individual aspects of delivery while ARDEE remains responsible for ownership and development.

Importantly, Fairmont Residences is currently the only clearly verified active residential project offered for sale under ARDEE. Ardee Downtown and the wider Ardee Waterfront represent the larger master plan and future development pipeline rather than separate completed projects that should be counted individually.

The company also does not yet have a completed UAE residential track record under the ARDEE brand. Its reputation will therefore depend heavily on the construction and eventual delivery of Fairmont Residences and the successful rollout of the wider Al Marjan Island destination.
