AARK Residences in Dubai Land Residence Complex marked the company's direct entry into Dubai residential construction. The 100 home building contains one and two bedroom apartments and is registered as completed, providing AARK with a delivered project under its own legal development entity.

AARK Terraces continues the company's presence in the same part of Dubailand. The scheme contains 131 one and two bedroom apartments, including selected residences with private pools. Launched in 2025, it represents a more lifestyle focused interpretation of the company's original apartment model and remains part of AARK's off plan pipeline.

The more substantial change in direction has taken place on Al Marjan Island in Ras Al Khaimah. AARK initially introduced its beachfront scheme under the Sora Beach Residences name, with apartments alongside podium, sky and beachfront villas.

That scheme has since evolved into Karl Lagerfeld Beach Residences, bringing an international fashion brand into the concept. Current project positioning and marketed inventory indicate that the Karl Lagerfeld identity supersedes the earlier Sora presentation rather than representing an entirely separate 663 home development. Treating the two names as separate projects would therefore overstate AARK's actual pipeline.

Karl Lagerfeld Beach Residences is developed by AARK Developers in partnership with the KARL LAGERFELD brand. Japanese architecture practice Nikken Sekkei is responsible for the architectural concept, while branded interiors are curated through The One Atelier. AARK remains the property developer, with KARL LAGERFELD providing the design and brand collaboration rather than acting as the development company.

The scheme contains 663 beachfront homes ranging from apartments to podium villas, sky villas and private beach residences. Its scale marks a considerable step up from AARK's Dubai apartment buildings and positions the company within Ras Al Khaimah's growing branded residence market.
