Some homes just have a way of making you pause the second you walk in and this one in Trousdale Estates really does that. You stand in the entry and the first thing that hits you is the natural light bouncing off the stone fireplace. It's not fancy in that overwhelming way. More like it feels rich in stories. You almost want to reach out and touch the cool marble or just lean against the frame of those huge Fleetwood glass doors for a second. I did exactly that and even though Los Angeles is always humming somewhere in the distance you find yourself just listening for the breeze for a minute. This villa is a true mid century modern by Paul Williams and you can see it in all the little things. The way the open plan living area kind of flows from one zone to the next so you never feel closed off. If you ever get tired of cooking boxed mac and cheese there's a real chef's kitchen here that probably makes you want to try your hand at something homemade again. The emerald cabinetry is actually, honestly, beautiful. You get these warm gold details too and the marble worktop is the kind of thing you run your hand across when no one's looking because it really is that nice. And if you like a bit of vintage charm you'll spot an AGA range that feels like it belongs right here. It just fits. What I noticed too is the way those massive sliding doors open straight onto the outdoor patio. One moment you're inside talking to someone at the kitchen island and the next you're stepping out where you can take in proper Beverly Hills and skyline views. Some days you can catch the ocean on the horizon when the sky is clear. Morning here is always something special. Sounds from the city soften and you just get birds in the garden and sunlight peeking through the leaves. Both main bedrooms are tucked away and honestly each feels calm. You get these spa bathrooms with beautiful finishes and private doors that lead right outside. Sometimes you look out and almost forget what time it is. The whole place feels quiet in a good way. The third bedroom works as a lovely spot for guests or maybe an office if you need that. Either way everyone gets some space to breathe. When you step outside the backyard really opens up. The pool is sparkling, tucked beside a wide patio that's big enough for a dozen friends and still has room left if you want to do nothing at all. You can just roll a towel out, close your eyes, and feel like you're far from everything even though Beverly Hills is just over the hill. The grounds are kept tidy but with enough green that it doesn't feel stiff. Sometimes you spot a neighbor out for a walk in the afternoons or kids biking past and it all just feels sort of lived in and welcoming. The driveway is gated so you get that bit of extra privacy and security and the garage is attached which actually makes life simple. You just come home, pull in, and you're already inside. No fussing with street parking or busy roads. This isn't just a home. It really is a piece of architectural history. There's something about knowing you're living somewhere made by Paul Williams that gives the whole place a sense of meaning. If you care about that kind of thing you'll definitely notice. And honestly there's only so much I can say to do it justice. The only way to know if this Beverly Hills villa feels right is to come and see it for yourself. Reach out if you want to have a look or just want to talk about what it's like. At LuxuryProperty.com we like to keep moving home as easy and comfortable as it ought to be.

3 Bedroom Villa for Sale at 1070 N Hillcrest Rd, California

Some homes just make you pause a little before you even step all the way inside. This five bedroom villa on Crest Street in Beverly Hills is exactly like that. The first time I walked up the quiet cul de sac and looked out over the Hollywood Hills then out to the ocean I just thought wow you can really breathe here. Even if you know LA pretty well this little pocket feels private in a way you do not find that often. It just sits above it all. You kind of get the sense you are tucked away but the city is always just there if you want it. If you are looking for a villa in Beverly Hills that gives you both privacy and space without that usual boxed in feeling this place is a real surprise. The area somehow feels both part of the city and escaped from it. When you walk through the entry the light sort of follows you in. It is because of all the glass walls but it is never too much or too bright. Even on sunny California days it just works. The rooms flow easily into each other so if you are hosting or just hanging out with family it never feels cramped. I noticed the walnut floors first. They just feel warmer than most houses especially if you are barefoot which honestly is pretty nice after a long day. The hardware is by Hansgrohe and Duravit and that is something you do not see everywhere. It says a lot about the level of care that went into picking out the small things. The white gallery walls make art pop but do not make the home feel cold at all. The light fixtures almost feel like sculptures but not in an over the top way. Even the shades are smart so you can set the vibe with one quick press. It feels smart but not fussy. The kitchen is made for real cooking and gatherings. If you like to have friends over or even just enjoy a quiet dinner it is the kind of space that does not feel like it is just for show. You have everything you need to cook for a crowd or just lay out brunch on a lazy Sunday. The room opens right up to a massive balcony and I can tell you the view out over the hills is something you just do not get used to. I stood at the balcony one evening and just watched as the colors changed over Los Angeles and it made me want to stay out there all day. Honestly having that much outdoor space right off the kitchen makes life easier. You eat inside then just end up outside without feeling like you have to move anywhere else. Sometimes you catch an ocean breeze in the evenings which is not something you get everywhere in Beverly Hills. Bedrooms are all peaceful but not overly formal. The master suite especially feels like a treat. Two big custom fitted wardrobes mean there is a spot for everything no matter how much stuff you have. There is a private balcony too. Some mornings you will just want to grab a coffee and sit out there before you get going. The ensuite is done by Roberto Cavalli double showers and all. It is a bit of luxury that you actually get to use every day which is nice. Almost like a spa but honestly not too perfect or intimidating. Outside you find spaces that matter just as much as the inside. The pool and spa are really private so you can relax or have friends over and not feel looked at. The steps down lead to a big hardscaped spot that you could turn into a deck for parties or even get a little sporty if you want a private basketball hoop. The good thing is you already have permits sorted if you want to put a new pool or make it fit your own plans. You could picture kids running around or quiet afternoons reading on the lawn or by the pool. Birds in the evening honestly make you forget you are so close to Sunset Boulevard. You get all this quiet but you are also so close to restaurants shopping and everything that makes LA exciting. Sunset Boulevard is right there when you want it just a drive with the windows down or a night out at one of the local hotspots. In a way it feels like the best of both city and private living. I know it is hard to really tell from pictures or words how a place feels. The only way is to walk through at your own pace and see what you notice. If you want to chat or just take a look one day reach out whenever. At LuxuryProperty.com we want your next move in Beverly Hills to feel as comfortable as it should. No rush just see if it fits.
