The Meriva Collection in Dubai Islands is an upcoming beachfront residential concept by Ellington Properties, planned as a low density island address where the sea is always present in daily life. Set along the shoreline of Island B, it is envisioned as a complete coastal enclave that brings together private residences, signature penthouses and a refined hotel within one master planned setting. The design language follows Ellington’s familiar emphasis on calm spaces, natural light and long term value rather than short lived trends, positioning the project as a future primary home address as much as a holiday escape.
Homes within the first phase are planned across several low rise and mid rise buildings, with layouts arranged to maximise privacy and capture views across water, landscaping and the broader archipelago. Apartment configurations will span a range of sizes, complemented by a limited collection of larger format residences and signature penthouses that sit in more elevated positions. The idea is to keep living areas open and flowing while bedrooms and private zones remain quiet and well defined, so that homes can support both day to day routines and longer stays.
Architecture across the community is being guided by Ellington’s design led philosophy and the concept of The Flow, which puts movement, balance and light at the centre of the experience. Refined buildings rise from open landscaped bases, so that residents see greenery and sky as often as they see the sea. Generous glazing, considered proportions and transitional spaces such as shaded terraces and covered walkways are all intended to keep interiors connected to the coastline without giving up comfort or privacy.
From arrival, the project is planned to feel more like a coastal resort than a conventional apartment cluster. Drop off areas by the main entrance, guest parking with electric vehicle chargers and a composed lobby sequence set the tone. Inside the community, adult and children pools, outdoor seating zones and dining and barbecue areas are arranged so that residents can choose between quiet corners and more active social pockets. Lagoon inspired water features and fountains reinforce the connection to the shoreline, while mini golf corners, paddle tennis and table tennis provide informal recreation woven into the landscape.
A key aim of The Meriva Collection is to support a slower, more balanced rhythm of life while still remaining practical for people who work or study in the city. Fitness stations placed along paths, pet friendly parks and generous walkways are planned to encourage residents to move through the community on foot rather than always by car. At the same time, the integrated hotel element is expected to introduce hospitality style services and curated spaces that lift everyday living, from cafe corners to lounge style areas that can host quiet meetings or informal gatherings.
Within individual homes, the design brief focuses on understated elegance rather than showpieces. Interiors are expected to follow a palette of soft tones and refined materials so that sea and sky remain the main visual focal points. Large windows frame horizons, while open plan kitchens and living spaces can be adapted over time as needs change. For buyers, this approach aims to create residences that hold their relevance and appeal across different life stages and market cycles, supporting the idea of legacy living that runs through the concept of The Meriva Collection in Dubai Islands.
Positioned as an escape within reach, the project is being planned so that residents enjoy a private beachfront setting with dedicated access while keeping travel times to key districts reasonable. These travel times support both end user convenience and the long term appeal of the district for tenants and visitors. Residents can live in a quieter beachfront setting while still accessing offices, schools, healthcare and cultural venues without difficulty. The Developer
Ellington Properties is a UAE residential developer founded in Dubai in 2014. From its earliest buildings, the company has positioned architecture, interiors and the experience of living in a home at the centre of its approach rather than competing primarily through scale.
The business was co founded by Robert D. Booth, Joseph Thomas and Elie Naaman. Booth serves as Managing Director, while Naaman is Co Founder and CEO International. Their combined backgrounds in property have helped Ellington grow from a boutique Dubai developer into a business with a substantial completed and off plan pipeline.
Its early reputation was established in Jumeirah Village Circle through developments including Belgravia, Belgravia II, Eaton Place and later additions to the wider Belgravia series. The company then moved into more central and premium locations, delivering DT1 in Downtown Dubai and expanding through Mohammed Bin Rashid City, Palm Jumeirah, Dubai Hills Estate, Business Bay and other established districts.
This progression has not changed the basic design philosophy. Ellington typically gives considerable attention to arrival spaces, interior materials, usable balconies, landscaping and communal facilities. Buildings are intended to feel residential rather than simply functioning as collections of investment units.
Its completed track record has continued to grow. DT1, several Belgravia residences and Wilton schemes established the early delivery record, while Ellington House II in Dubai Hills Estate and Arbor View in Arjan entered handover in 2026. Arbor View was particularly significant as the company's first completed residence in Arjan.
The geographical strategy is now broader. Dubai remains Ellington's main market, but the company entered Ras Al Khaimah through residential projects in Al Hamra, reflecting the northern emirate's growing importance within the UAE property sector.
Dubai Hills Estate has become one of Ellington's most recognisable locations. The Ellington House series introduced contemporary apartment living beside the golf course, with successive buildings extending the concept while retaining its restrained architectural identity. Ellington House at Dubai Hills Estate provides an example of the company's approach to practical layouts, views and carefully designed shared spaces.
Palm Jumeirah marked another step upwards in positioning. Ellington initially created a limited collection of beachfront villas before launching Ellington Beach House, its first apartment building on the island. Ellington Beach House at Palm Jumeirah placed the company directly within Dubai's established prime waterfront market.
Business Bay has also become important through The Crestmark and The Quayside. These projects show Ellington adapting its design led model to taller, more urban residences while making use of Dubai Water Canal frontage and central city views.
In Mohammed Bin Rashid City, the company has expanded from individual apartment buildings into larger residential concepts. The Sanctuary became its first villa community, while Claydon House, The Highgrove and the newly launched Everly Place extend its presence around Meydan Horizon and its lagoon environment.
Dubai Islands now represents another major growth area. Ellington Sands introduced the company to the destination through a beachfront residential scheme. This was followed in 2026 by The Meriva Collection at Dubai Islands, Ellington's first hospitality led beachfront community.
The Meriva Collection combines residences, penthouses and a dedicated hotel within a wider coastal setting. It represents an important evolution into hospitality influenced real estate, although it should not currently be described as an externally branded residence with a separate hotel brand unless such a partnership is formally announced.
Ellington has also used joint ventures selectively. Upper House in Jumeirah Lakes Towers was created in partnership with DMCC, while Oakley Square involved SOL Properties. A separate collaboration with Dutco established Dutco Ellington for premium residential projects.
Ellington Properties therefore now operates across a considerably broader market than its original boutique JVC buildings, with ready homes, luxury waterfront residences, villas and major off plan projects forming part of its evolving UAE pipeline.
