Some homes just have this certain energy about them. That is what hit me the minute I stepped into this four bedroom villa at 1667 Rising Glen Rd in Los Angeles. It is hard to describe, but you kind of feel it as soon as you arrive on quiet Sunset Plaza Drive. The architecture is that classic mid century style you see in some of the best California homes, but you can tell right away that it fits what people want in a modern house too. There is a kind of quiet confidence that you notice even before the door opens. I remember just stopping for a second and letting it all sink in. The light does something really nice here. It flows in through these big floor to ceiling glass walls and spreads out across pale oak floors in the great room. On the day I visited, you could see the sun move across the stone fireplace and make it feel a little warmer. Fireplaces are in lots of homes in Los Angeles, but this one really anchors the living space. I can just see family and friends ending up around it without making a plan for it, just sort of finding their way there in the evenings. One of my favorite parts about this villa is how the layout just works in real life. It is open but not in that echoey or too-wide kind of way. The kitchen actually feels built for someone who really cooks, not just there for show. There is a proper island where you can chop, chat, or just put down your groceries and have a look out the window. That breakfast table by the window is a small thing, but it is where I can imagine sunny mornings, coffee, and maybe even just sitting with your laptop and watching the day start. Right beside that, you get a small lounge that feels tucked away, quiet enough for a quick break or a phone call. Then there is the bar with its window that opens right up to the pool deck. It is one of those features you never really notice until you are actually living in a space like this. If you have friends coming over, serving drinks or snacks is that much easier. Instead of carrying things through the whole house, you just hand things out. It is pretty clever. The main bedroom suite here honestly surprised me. You wake up and look straight over the pool, and from there you catch a view across those green LA hills and the city line with downtown LA in the distance. Some days, you even get to see the North Pacific way out there. The sunlight pours in, but thanks to the layout and those lush hedges, you get privacy too. The other three bedrooms are over on the other side of the villa, which really helps if you have guests or family over. Every bedroom has its own bathroom, which always feels like an upgrade. Nobody is fighting for shower time in the mornings. Each bedroom here gets its own light and space, and you never feel boxed in or cut off from everything else. At night, it is mostly just birds and that soft LA breeze unless you open a window and pick up a bit of city sound in the distance. Stepping outside is probably my second favorite part of the home. There is just something about looking out over the city with those rolling hills in the background and the Pacific on clear days. Sometimes you almost forget your phone when you stand out there for a while. Sunset Plaza really is a quiet street most of the time. You see people out for jogs in the morning with their dogs or sometimes kids biking in the afternoons. The neighborhood feels settled and looked after, the kind of California community where people know each other's names and take care of their places. The pool deck is wide enough for real gatherings and quiet enough for a solo swim or late sunbathing. Even inside, you can feel that outdoors vibe, with glass doors that open everything up on a nice day. Getting around is easy too. Coffee shops and good restaurants sit just down the road, so you can pick up something on the way or spend a lazy morning somewhere different. Living here means you have the energy of Los Angeles just close enough but never in your face. Sometimes, you will want to stay in just to watch the light change room by room. If you are after a four bedroom villa in Los Angeles with unbeatable city views and even a peek at the ocean, this one is worth a look. The honest way to know if it is the right fit is to come by and feel it for yourself. Reach out if you want to chat or see the place. Ocean View 4 Bedroom Home for Sale At 1667 Rising Glen Rd, Los Angeles

Some homes really make you stop for a second when you walk in. The Bel Air Yacht Mansion in Los Angeles just does that. The first thing you notice is not just the architecture which actually feels a bit playful and out there but just how the sky and ocean seem to fill up the windows wherever you look. I remember standing in one of the rooms and thinking you really do get that jetliner view they talk about. Honestly it is that kind of view where you maybe end up lingering by the glass for a little too long just watching the light change. This villa is honestly not your typical California property. The Bel Air Yacht Mansion spreads out over half an acre so you get plenty of breathing room around the home. With a built up area just over ten thousand square feet you probably will not ever feel cramped. There is this feeling inside of real openness. That kind of space where you could have family living or just enjoy peaceful mornings with a coffee in hand. You walk around and you quickly pick up that every room sort of has its own story. This is a five bedroom villa and each of those bedrooms comes with its own bathroom. That is a detail that may sound small but if you have ever tried to get ready for a busy day with a full house you know how much easier it makes life. The master suite though just feels like something else. Genuinely you might find yourself wanting to spend the whole weekend there. The closet is about as big as a boutique so storage is never an issue and there is a private balcony that might just become your quiet spot. Even the bathrooms here have deep roman style bathtubs so you do not need to book a spa day out you can just disappear in your own home. One of the coolest things about this Bel Air mansion is how the layout feels. There are five different levels including a rooftop so depending on your mood or how much company you have got there is always a space that matches. The main living room sort of lights up in the afternoon which just makes it cozy to sit around and unwind. You can imagine lazy Sundays or everyone gathering for movie night. The kitchen situation is clever here too. You have an open show kitchen which is great for entertaining. Everyone always seems to end up circling the kitchen at a party right. That space just works for those moments. And then if you are actually cooking or want to keep things behind the scenes there is a second tucked away kitchen that keeps things running smoothly. This home really was made for people who want to have a good time or even just need space for everyone to do their own thing. There is a private cinema that feels like just the spot for movie nights or if you have friends over for a big game. The games room has this atmosphere that actually invites you to stay up late and laugh together. If you like a little luxury with your downtime there is also a wine and cigar room which connects to a billiards lounge. It sounds a little formal but when you walk in you can see how people would just relax there without thinking twice. If work follows you home you will notice there is a home office setup that lets you look out over the city instead of staring at a blank wall all day. Heading downstairs things get even more interesting. There is something called a club level. They went all out with a lap pool that lights up and changes colour at night. I did not expect it the first time I saw it. There are spa rooms for treatments so you can really unwind. Extra lounge spaces mean you can set things up any way you want from workouts to weekend projects. Plus the garage can handle eight cars which is pretty rare anywhere in Los Angeles let alone Bel Air. And honestly living here puts you right in the heart of everything you hear about in Los Angeles real estate. The Bel Air Yacht Mansion is not just about the house. Step outside and you are close to everything that keeps the city buzzing from coffee shops down the road to those classic LA weekend markets. Sometimes you will see kids biking by in the evening or catch a neighbor you have seen on TV picking up groceries after work. It just has that energy where things feel easy and natural. The only way to really know if this villa in Bel Air is for you is to come see how it feels. Reach out if you are curious at all or just want to take a look. The Bel Air Yacht Mansion

Some homes just make you pause a little before you even step all the way inside. This five bedroom villa on Crest Street in Beverly Hills is exactly like that. The first time I walked up the quiet cul de sac and looked out over the Hollywood Hills then out to the ocean I just thought wow you can really breathe here. Even if you know LA pretty well this little pocket feels private in a way you do not find that often. It just sits above it all. You kind of get the sense you are tucked away but the city is always just there if you want it. If you are looking for a villa in Beverly Hills that gives you both privacy and space without that usual boxed in feeling this place is a real surprise. The area somehow feels both part of the city and escaped from it. When you walk through the entry the light sort of follows you in. It is because of all the glass walls but it is never too much or too bright. Even on sunny California days it just works. The rooms flow easily into each other so if you are hosting or just hanging out with family it never feels cramped. I noticed the walnut floors first. They just feel warmer than most houses especially if you are barefoot which honestly is pretty nice after a long day. The hardware is by Hansgrohe and Duravit and that is something you do not see everywhere. It says a lot about the level of care that went into picking out the small things. The white gallery walls make art pop but do not make the home feel cold at all. The light fixtures almost feel like sculptures but not in an over the top way. Even the shades are smart so you can set the vibe with one quick press. It feels smart but not fussy. The kitchen is made for real cooking and gatherings. If you like to have friends over or even just enjoy a quiet dinner it is the kind of space that does not feel like it is just for show. You have everything you need to cook for a crowd or just lay out brunch on a lazy Sunday. The room opens right up to a massive balcony and I can tell you the view out over the hills is something you just do not get used to. I stood at the balcony one evening and just watched as the colors changed over Los Angeles and it made me want to stay out there all day. Honestly having that much outdoor space right off the kitchen makes life easier. You eat inside then just end up outside without feeling like you have to move anywhere else. Sometimes you catch an ocean breeze in the evenings which is not something you get everywhere in Beverly Hills. Bedrooms are all peaceful but not overly formal. The master suite especially feels like a treat. Two big custom fitted wardrobes mean there is a spot for everything no matter how much stuff you have. There is a private balcony too. Some mornings you will just want to grab a coffee and sit out there before you get going. The ensuite is done by Roberto Cavalli double showers and all. It is a bit of luxury that you actually get to use every day which is nice. Almost like a spa but honestly not too perfect or intimidating. Outside you find spaces that matter just as much as the inside. The pool and spa are really private so you can relax or have friends over and not feel looked at. The steps down lead to a big hardscaped spot that you could turn into a deck for parties or even get a little sporty if you want a private basketball hoop. The good thing is you already have permits sorted if you want to put a new pool or make it fit your own plans. You could picture kids running around or quiet afternoons reading on the lawn or by the pool. Birds in the evening honestly make you forget you are so close to Sunset Boulevard. You get all this quiet but you are also so close to restaurants shopping and everything that makes LA exciting. Sunset Boulevard is right there when you want it just a drive with the windows down or a night out at one of the local hotspots. In a way it feels like the best of both city and private living. I know it is hard to really tell from pictures or words how a place feels. The only way is to walk through at your own pace and see what you notice. If you want to chat or just take a look one day reach out whenever. At LuxuryProperty.com we want your next move in Beverly Hills to feel as comfortable as it should.
