Some places truly make you slow down right at the doorway and just take a deep breath. That actually happened for me stepping into this five bedroom villa right in Novelia Village, Victory Heights. It sits close to the heart of Dubai Sports City but honestly it feels like its own retreat. Maybe that is down to the view. When you look out past the garden, you see a curtain of green from the golf course, stretching on and somehow making all the noise of the city just fade out. Every time I visit, the birds are darting through the branches. If you are up early, you might even see them hopping around the garden before anyone else is awake.
First thing you will probably notice is that big entrance hallway. It is roomy and light and there is just something about the space that almost makes me want to stand there an extra minute. As you move through, there is this open living and dining area with upgraded laminate floors. The sun sneaks in through the big windows and everything feels bright but not too hot. You get a real sense of calm, even if there are kids around or friends coming in and out. The garden is right there too and you can look out at the pool, just sitting under its own shade so it never feels too warm even in the summer. Sometimes you see a golfer walking by on the course and if you leave the window open you hear soft chatter and the sound of a ball now and then. It is easygoing.
The kitchen is actually the kind of place you would cook for real. None of that small, shut away kitchen feeling. It comes with modern appliances and the fridge is big enough for groceries for a whole week. You could have everyone over for a weekend barbecue and never feel squashed. Before you head upstairs there is a utility area with spaces for both a washer and dryer. That means no mountains of laundry in your living room. There is a maid's room down here as well with its own bathroom and I always think it is good when that space has some privacy.
Upstairs, there is a landing space that is open and not just a square hallway. You could use it for a reading corner or give the kids a play area up here or even use it for a study spot if you work from home. Each of the five bedrooms is nicely sized, plenty of closet space, no tight corners. The master is something special because the view is even better from up here—you can pull the curtains in the morning and just watch the sunrise stretch over the golf course.
Novelia Village in Victory Heights is one of those places where you actually see neighbors out for evening walks or kids cycling around after school. The shops are not far either and if you feel like a treat, Motor City is just a couple of minutes away with Waitrose and little cafés and restaurants. Dubai Sports City itself draws in people who love being active so you are surrounded by golf courses, cricket fields and the running track if you want it. If you are more into a quiet morning, just sitting outside with coffee and watching the sprinklers hit the grass is also pretty good.
The plot itself comes in at just over nine thousand square feet so you do not feel boxed in. The built up area is more than enough at over five thousand square feet for a big family or even if you just like the feeling of space for yourself. Parking is no problem and everything feels sorted and looked after because the community does a solid job keeping everything tidy.
All in all, it just makes life feel easier. You are close to what matters but out of the crowd. The only way to know if that vibe fits you is to come see it in person.
