Devmark is a Dubai based real estate development sales and marketing consultancy that works with property developers from the early planning stages of a project through to launch and final sales. Founded in 2018, the company was created to address the gap between conventional brokerage and the wider strategic work required to bring a new residential development successfully to market.

The business was founded by Sean McCauley and Richard Aybar. McCauley serves as Chief Executive Officer, while Aybar is Managing Director. The wider leadership team covers sales, marketing, operations, commercial strategy, technology and investment, giving Devmark a broader structure than a traditional property agency focused primarily on individual transactions.

Devmark should not be described as the developer of the projects it represents. Its role is to work alongside the actual property owner or developer, helping shape the commercial strategy and sales process. This distinction is particularly important because the Devmark name appears across a large number of Dubai residential launches even though those buildings are developed by separate companies.

Its work can begin before a project receives its final market identity. Location, buyer profile, unit mix, pricing and competing supply all influence how a scheme should be positioned. Devmark uses this stage to help development partners understand where a project sits within the market before branding and sales activity begin.

Brand creation and marketing form another important part of the business. Project naming, visual identity, sales collateral, digital campaigns and customer journeys can all be coordinated around one strategy. Freedm, the group’s creative marketing arm, supports this work through branding, content and campaign execution.

Broker distribution is equally significant. Dubai’s off plan market relies heavily on cooperation between developers and brokerage companies, particularly when a project needs exposure across thousands of agents rather than a small internal sales team. Devmark has built an extensive broker network and uses technology, sales training and project information systems to support that distribution.

In November 2025, GFH Partners acquired a majority stake in Devmark. The investment brought the company into a larger institutional real estate platform while Sean McCauley and Richard Aybar continued to lead the business. The partnership also provides a foundation for further expansion across the UAE and wider GCC.

Devmark Real Estate Projects and Partnerships in Dubai

Devmark’s project history should be understood as a collection of sales, marketing and development advisory mandates rather than developments owned by Devmark itself.

The company has worked across apartment towers, villas, branded residences and boutique waterfront schemes in several Dubai communities. Its involvement varies by project, but services can include strategic positioning, naming and branding, sales centre planning, broker engagement, marketing and full sales distribution.

Avida Residences on Dubai Islands is a clear current example. The project is developed by Iquna Properties, while Devmark has supported its market positioning and sales strategy. The residence is centred on wellness and longevity, placing Devmark within a growing part of Dubai’s premium waterfront market without making Devmark the property developer.

Soma Residences provides another Dubai Islands example. The boutique development is created by Origami Developers, with Devmark responsible for areas including strategic positioning, project branding and sales distribution. This type of relationship demonstrates the company’s role particularly well because the developer and sales partner remain clearly separate.

Dubai Marina has also formed an important part of the company’s work. Résidences Du Port, Autograph Collection Residences is developed by Prime Marina Property Developers, while Devmark has been involved in bringing the branded waterfront scheme to market.

Earlier mandates include Kempinski Marina Residences, W Residences Dubai at Jumeirah Lake Towers, The Pier Residence in Dubai Maritime City, Sonate Residences in Jumeirah Village Triangle and Signature Mansions at Jumeirah Golf Estates. Each belongs to a separate development company, but Devmark has supported different parts of the launch, positioning or sales process.

The company’s current case studies also extend across Dubai Islands, Palm Jumeirah, Wasl Gate and other parts of the city. This geographic spread is important because Devmark is not tied to one master community or one property category. Its business depends instead on working with multiple developers across different segments of the residential market.

For buyers, Devmark’s involvement may be visible through a project’s launch strategy, sales journey or broker network rather than through ownership of the building. For developers, its role is more direct, providing an outsourced or integrated commercial team capable of supporting a scheme from initial strategy until the final units are sold.

Devmark therefore occupies a specialised position within Dubai real estate. It is neither a conventional developer nor simply a brokerage. Its strength lies in connecting development strategy, branding, marketing, technology and sales distribution, allowing property companies to bring new projects to market through a single coordinated platform.
