SRG Holding

SRG Holding is one of Dubai’s longstanding family owned business groups, with interests spanning real estate, hospitality, investment, property management and wholesale trading. Its official corporate profile traces the company to 1958, when Abdulsalam AlRafi established a trading business in Deira. Real estate became part of the group’s activities in the early 1970s as Dubai’s demand for residential and commercial space began to grow.

The company remains owned and managed by the AlRafi family. Following the death of founder Abdulsalam AlRafi in 2014, leadership passed to the second generation, with Mohamed AlRafi serving as chairman and Fahad AlRafi as CEO. The group is now registered in the Dubai International Financial Centre while continuing to operate from its headquarters at Burj Al Salam on Sheikh Zayed Road.

Real estate activity sits within a broader structure. SRG Properties develops and operates the group’s property assets, while SRG Development acts as the project management arm responsible for SRG Holding real estate schemes. Leasing, sales and facilities management are also handled within the group, allowing it to remain involved with buildings after construction and handover.

That long term ownership model has shaped the SRG approach to property. Rather than concentrating only on selling homes during construction, the group has developed residential, commercial, hospitality and mixed use assets that it can continue to operate, lease or manage.

Among its established Dubai developments are Marina Heights Tower in Dubai Marina, Palacio Tower in Dubai Silicon Oasis, Al Razi Building in Dubai Healthcare City and Marquise Square Tower in Business Bay. Burj Al Salam on Sheikh Zayed Road is another significant part of the group’s history, combining residential, commercial and hospitality uses and incorporating the Sheraton Grand Hotel Dubai.

Hospitality has consequently become an important extension of the property business. SRG has worked with international hotel operators including Sheraton and IHG, with Staybridge Suites properties forming part of its Sheikh Zayed Road and Dubai Internet City assets. This gives the group experience beyond conventional apartment development and strengthens its position across different parts of the real estate lifecycle.

SRG Holding Projects in Dubai

SRG Holding projects in Dubai cover several generations of the city’s property market. Marina Heights Tower was the group’s first freehold residential development, while Marquise Square later established a residential presence in Business Bay close to Dubai Water Canal and Downtown Dubai. LuxuryProperty.com currently has a live Marquise Square Tower property page, confirming its connection with SRG Properties.

More recently, SRG developed UPSIDE Living in Business Bay. The residence introduced a more lifestyle focused concept built around furnished homes, shared spaces and flexible urban living. Dubai Land Department records show the project as completed, with its registered completion dating to February 2023.

The company’s clearest current residential launch is Aria Heights in Jumeirah Village Circle. The project marks SRG’s expansion into JVC and is being developed as a contemporary residential tower within District 12. The official Aria Heights website identifies SRG as the developer, while current Property Finder records place expected completion in Q3 2027.

Aria Heights also gives buyers considering SRG Holding properties for sale exposure to one of Dubai’s largest apartment communities. Apartments for sale in Jumeirah Village Circle span both established buildings and a substantial pipeline of new construction, making the area an active part of the wider residential market.

SRG’s activity is not limited to homes sold individually to private buyers. In May 2026, Aldar acquired a residential and community retail development in Dubai Studio City from SRG for AED 1.1 billion. The scheme is scheduled for completion in 2028 and demonstrates another side of the group’s business, developing substantial assets that can appeal to institutional investors as well as individual purchasers.

For buyers comparing SRG off plan projects with the wider market, off plan projects in Dubai provide a much broader range of locations and completion schedules. SRG apartments for sale can also be found within completed buildings such as Marquise Square, alongside its newer construction activity.

The company’s position today is therefore built on both history and continuing development. SRG Holding has been involved in Dubai property for more than five decades, retains completed assets across several established districts and is continuing to introduce new residential schemes. Aria Heights represents its clearest current retail launch, while recent investment transactions show that the group remains active in larger scale real estate beyond conventional apartment sales.
