Seven Tides

Seven Tides is a privately owned Dubai property developer and holding company with a business spanning residential real estate, hospitality, commercial property and asset ownership. The company was established in 2004 by Sultan Ahmed Bin Sulayem, who is also known for his leadership of DP World. Seven Tides marked its twentieth anniversary in 2024, by which point it had completed more than ten major projects covering around 13 million sq ft.

The business is led by CEO Abdulla Bin Sulayem, who was most recently identified in that role in the company’s May 2025 announcement regarding DUKES The Palm. Ghanim Bin Sulayem serves as Director of Operations and continues to be closely involved with the group’s property activity, including the ongoing Golf Views Seven City development.

Seven Tides differs from many residential developers because it has remained involved in the ownership and operation of hospitality and commercial assets alongside the creation of homes. Its current portfolio includes residential schemes, hotels and mixed use buildings in Dubai, together with the DUKES London hotel in Mayfair.

Palm Jumeirah has played an especially important role in the company’s history. One of its first major developments was Oceana, a seven building beachfront residential community that was completed in 2010. Seven Tides later delivered Royal Amwaj, which opened in 2013 as Anantara The Palm Dubai Resort & Residences. That project combined a resort with hundreds of residences and established a model that would continue to appear in the company’s later work.

Hospitality partnerships are therefore central to the Seven Tides story rather than an occasional addition. The company has worked with operators including Anantara, NH Collection and Minor Hotels. NH Collection Dubai The Palm forms part of its Seven Palm development, while Minor Hotels was appointed to operate DUKES The Palm from August 2025.

This combination of residential development and long term asset ownership gives Seven Tides a different profile from companies built mainly around frequent off plan launches. Completed Seven Tides properties can now be found in mature markets such as Palm Jumeirah, while the company continues to manage hospitality and residential assets after construction.

Seven Tides Projects in Dubai

Seven Tides projects in Dubai reflect several stages of the city’s growth, with a particularly strong concentration on Palm Jumeirah. Oceana, Anantara The Palm Dubai Residences, DUKES The Palm and Seven Palm each helped establish the company’s position in waterfront residential and hospitality property.

Seven Palm is one of the more recent completed examples. Located on the trunk of Palm Jumeirah, the scheme combines residential accommodation with NH Collection Dubai The Palm. The residences sold out before completion, while the hotel opened in 2023 and remains owned by Seven Tides.

The company’s main verified project still under construction is Golf Views Seven City in Jumeirah Lake Towers. Originally launched as Seven City JLT, the AED 1 billion plus mixed use scheme was later renamed Golf Views Seven City to reflect its position overlooking Emirates Golf Club and the wider skyline.

Construction remains active. In December 2025, Seven Tides appointed DUTCO Construction as the main contractor to complete the project. The scheme includes more than 2,600 apartments together with retail and dining space, making it considerably larger than the company’s earlier individual residential developments.

Golf Views Seven City is significant because it moves Seven Tides away from the beachfront resort model associated with much of its Palm Jumeirah work. JLT is a more urban environment with established offices, residences, retail and Metro connectivity, while the project itself combines apartments with a substantial commercial component.

Seven Tides off plan activity is currently more concentrated than that of Dubai developers launching several new schemes each year. That should not be confused with inactivity. The company continues to own and operate a sizeable collection of completed assets while progressing Golf Views Seven City through construction.

The Seven Tides story is therefore best understood through continuity rather than launch volume. From Oceana and Anantara The Palm to Seven Palm and Golf Views Seven City, the company has spent more than two decades developing, owning and operating residential, hospitality and mixed use property in some of Dubai’s established locations.
