Community Guide: Jumeirah Beach Residence
Dubai Marina is the most popular waterfront district in Dubai. While several other contenders for that throne have popped up over the years, this still remains at the top of the list for most residents and investors. The district is effectively split into two areas - the Marina itself with its surrounding promenade, and Jumeirah Beach Residence, or JBR as it is more commonly known. JBR is a residential community with direct access to a beautiful beach and boardwalk, not to mention spectacular sea views.
Facts & Figures
Jumeirah Beach Residence spans a length of 1.7 kilometres and covers a total area of two square kilometres. It is made up primarily of high-rise towers, with some new additions currently in development. The central part of the community is divided among six interconnected residential blocks - Amwaj, Bahar, Murjan, Rimal, Shams and Sadaf - which are further divided into individual buildings.
The towers comprise a selection of beautiful modern apartments and a select few penthouses that are among the most sought-after in the city, primarily due to the incredible views and the proximity to the beach. It has been at the forefront of real estate transactions over the past few years, and has typically been among the top 5 areas for home buyers, tenants and investors.
The JBR Lifestyle
What makes Jumeirah Beach Residence so popular amongst residents is its buzzing atmosphere that perfectly combines the relaxed feel of coastal living with the energy of a major urban hub. The apartment towers sit atop an open-air podium that comprises garden squares, retail outlets, a supermarket and essential services, plus fitness facilities and pool decks.
Further down on the ground level you have a fantastic and very diverse selection of restaurants. Whether you want to enjoy a cup of coffee by the beach or you prefer more fine dining fare while gazing out over the sea, there is something to satisfy your every craving.
The boardwalk of JBR, simply known as The Walk, spans the length of the community and is the main centre of activity, particularly on weekends. Here you will find even more restaurants, retail outlets and a Roxy cinema - known for providing a boutique moviegoing experience.Aside from retail, there is also a great selection of hotels and resorts, including the Hilton, Sheraton, Sofitel and Ritz-Carlton. And of course, there is The Beach, from which the community derives its name.
From the coastline you will have a direct view over the beautiful Bluewaters Island and its architectural centrepiece, the Ain Dubai wheel. Strolling westward along the boardwalk and the beach will take you to a specially built pedestrian bridge leading onto the island (you can also access it by car). With its eclectic restaurant selection and the presence of the Caesars Palace Bluewaters, it is one of the most exciting new lifestyle destinations in the city.
If on the other hand you go further inland from JBR, you will find yourself in the heart of the Marina district. This area is most famous for its yacht marina, but also gives you a plethora of options such as the dynamic Marina Mall, plus a broad spectrum of dining options.
In short, if you are a lover of sun, sand and sea and have an insatiable appetite for the world’s finest cuisines, this is the area for you.
Although JBR is a mature community, there are still a few new projects coming up. The following two are especially notable, offering a bold new standard of luxury living in the area.
Known primarily for its marketing tagline ‘It’s not for everyone’, 1/JBR is positioning itself as a truly unique waterfront offering with a striking architectural design and sleek contemporary interiors. Standing 43 storeys high, the tower offers a selection of two to four-bedroom apartments, plus a very limited range of five-bedroom penthouses. Each residence will feature high ceilings, large windows, provisions for smart home technology and for a select few units, the option to install a balcony pool.
You can live the good life at La Vie, a stunning residential tower with one to four-bedroom apartments and five-bedroom penthouses. Featuring a design style modeled after Miami modernist architecture, the development will be ideally suited for the stylish environment of JBR. The big draw will be a packed suite of amenities that include a bespoke gym, elevated gardens, a sea-facing infinity pool, shaded children’s pool, multipurpose rooms, and much more.
JBR is bisected by a central roadway leading in and out of the area, which connects you to other major roads including Sheikh Zayed Road, one of Dubai’s most important highways. From here, you enjoy easy access to the nearby island of Palm Jumeirah, are only 20 minutes from Downtown and only about an hour’s drive from the neighbouring emirate of Abu Dhabi.
