1. Jumeirah
Educational institutions are plenty in and around the neighbourhood, such as Jumeirah College, King College, GEMS Jumeirah Primary School and more. As a non-freehold area, expat families can only rent villas in Dubai. Prices are modest, as a one bedroom villa costs approximately AED 120K per year; while those with larger families can opt for four and five-bedroom configurations that will cost AED 180k and 210k respectively.
2. Arabian Ranches
What’s most impressive is that a number of highly-ranked educational institutions are located within the Ranches community; including the Ranches Primary School, Jumeirah English School, Raffles Nursery; to name a few. For higher education, students can head to the nearby Dubai International Academic City to find a host of exceptional universities offering degree programs in various disciplines. In terms of healthcare, Mediclinic Arabian Ranches offers a range of medical services, while a fully stocked pharmacy is also nearby. For critical medical emergencies, residents can head to the Mediclinic Park View hospital on Umm Suqeim road that can be reached in under 20 minutes.
3. Damac Hills 2 (Formerly Akoya Oxygen)
Furthermore, the concept of sustainability is evident in the efficient use of renewable energy systems in houses, recreational parks, and shopping centers. As far as prices go, Damac Hills 2 is extremely affordable for families; for two-bedroom villas in Damac Hills, you will have to shell out AED 100k a year, while a three bedroom and four bedroom villa will cost AED 110k and AED 140k respectively.
4. Mirdif
Mirdif’s biggest selling point is the blend of European aesthetics with traditional Arabian craftsmanship. Popular among expats, the neighbourhood is in proximity to Festival City, Academic City and Deira City Center, which are all popular spots for people to hangout and shop from. Parents will find plenty of options for their children with the availability of a number of highly rated nurseries in the area; such as, Small Steps, Blossom Nursery etc.
For grocery shopping or leisurely time with family, one can go to Mirdif City City Center. For families, Mushrif Park is a nice spot to have a barbecue and enjoy the views of nature all around. The average rent of a 3-bed villa configuration is AED 100k, while larger villas with 4 and 5 bed configurations are priced at approximately AED 120k and AED 130k respectively.
5. JLT (Jumeirah Lake Towers)
JLT is built around three man-made lakes, with some towers facing the beautiful Jumeirah Islands. As a freehold community, the apartments can be leased or bought at extremely reasonable prices. A two-bedroom apartment at JLT is valued approximately at AED 85k, while for buyers, an apartment of the same configuration costs approximately a million dirhams. In total there are 26 clusters, which are all named after English alphabets. All apartments are close to mini marts, grocery stores, chic eateries, public libraries, educational institutions and healthcare facilities. The best part is, JLT is close to the DMCC metro station, providing access to residents to all parts of the city.
