Maple 2, Maple At Dubai Hills Estate, Dubai Hills Estate
Some places just feel right as soon as you walk in. This three bedroom villa at Maple in Dubai Hills Estate is one of those. When I stepped inside for the first time, it was really quiet and bright and honestly you could imagine your day here without even trying. The entry is easy, no fuss, and you just sort of settle in while you wander through the big open living space. Sometimes these places can feel a bit formal or like they are just for photos but this place actually feels like it could be a really happy home for someone who just wants a good balance between comfort and modern life.
If you stand in the living room in the middle of the afternoon, you will notice the sunlight coming through from two sides. The windows are generous and there's always a feeling of air moving through. Sometimes you get a whiff of someone trimming their garden a few doors down or you hear kids laughing nearby but not so close that it ever feels crowded. The garden here is looked after properly, not just a patch of grass but there are plants and space for a table where you could have breakfast or even work for a bit in the morning. If you have little ones they will probably use the outside more than you expect just because of how inviting it is.
The villa has three bedrooms that genuinely give everyone space. Walk upstairs and you can hear how quiet it gets away from the living area. The main bedroom is big enough for a proper bed and a quiet reading spot by the window. Every room has windows that give you light all day. Even the smaller bedrooms do not feel cramped at all. Sometimes you find rooms in other houses that are just for ticking boxes but here each one feels lived in already which makes setting up really easy.
Kitchens are important and I always look at whether it feels like somewhere you would cook or just use the microwave. Here it feels right. The counters are big enough to spread out or cook a real meal on the weekends. The dining area is part of the same space which makes family dinners feel casual but sort of special too. Even if you are just doing takeout the vibe works. You might find yourself sitting longer than planned just to chat.
One of the best things about Maple at Dubai Hills Estate is how easy life gets. You are close to the community pool. You could honestly walk there in barely a minute and cool off almost any time you like. The pool area draws a nice crowd without ever feeling packed and families tend to chat while the kids swim. There are also tons of shaded walking trails. Some mornings you will see people jogging or just out for a slow walk before breakfast. It is pretty green out here for Dubai and the lawns are usually kept tidy. Actually the whole community feels safe and kids do bike around in the evenings most days.
If you have errands or need coffee there are shops and a little market not far at all. The main roads connect quickly so it does not matter if you work in the city or need to get to school runs. Dubai Hills Mall is very close and sometimes you might just go for no reason except to wander or grab a late snack.
The villa has a built up area of over two thousand two hundred square feet and the plot is a bit over two thousand. It is roomy but not overwhelming. Sometimes you see villas where upkeep just feels like work but this one keeps things simple and manageable. It is back to back so there is privacy but you do not feel isolated at all. It is the sort of home where a regular day could just mean waking up to light pouring in, opening the doors to birds in the garden, and knowing you are part of a real neighborhood.
Rent for this villa is set at two hundred sixty five thousand AED. If all of this sounds good, maybe just come have a look. The only way to know if a place really fits is to see it yourself. You can ask anything you want or just take a walk through. At LuxuryProperty dot com we really just want you to feel comfortable about your next move.
