Some homes just have a certain feel as soon as you walk in. This three bedroom villa in Club Villas at Dubai Hills Estate really surprised me in the best way. The first thing I noticed was an immediate quiet when I stepped through the door almost like the place has its own reset button. You can just tell right away that nobody has ever lived here. There is that faint new home scent and everything down to the handles feels untouched and a little bit untouched is actually sort of comforting. Being the first to live in a place is a rare chance in Dubai now and you get to be the one to make it feel like home from the very start.
Standing at the entrance I paused because the ceilings are higher than you expect. It somehow opens up the whole downstairs and the light travels really well through the main rooms. It actually changes the mood from the way other villas sometimes feel. I like that everything feels calming. You just walk in and slow down for a second. To your right is a large maid's room which has more space than most. It does not feel like an afterthought or a leftover bit of the layout. If you have help at home or need a spare room for work or guests it fits so well into day to day life. You can actually make this a proper study or a playroom too. This is the sort of flexibility you do not get everywhere.
On your left is the kitchen and dining area. Honestly this feels like a spot people will gather in for actual meals or a coffee in the morning before the day gets busy. It is set up for real cooking not just for reheating or for show. I can imagine making breakfast here while someone else reads the paper or talks about the plans for the day. Upstairs there are three proper bedrooms. There's nothing small or boxy about them. The main bedroom is probably my favorite because of how open it feels. Walk out onto the balcony and you get this sense of calm or you can sit out here with a book when the air cools down at night. You do sometimes forget you are still in the city because all you see are the sky the trees and the movement of the neighborhood down below.
Climb up one more level and you reach the roof terrace. The views are better than you would expect. You see the green stretches of Dubai Hills and there is even a glimpse of the golf course when you look between the trees. It is the ideal spot for a barbecue with friends or just catching a bit of breeze while you read. Almost no need for music up here because just the sound of community and birds is enough.
Emaar has really built Club Villas to a higher standard and you notice it in the details. The vibe is more thoughtful and life feels that bit smoother. The community is known for peace and just the right amount of buzz. The golf course is close enough for morning walks or a round on cooler days. The clubhouse and coffee shop are always busy but never hectic. I still see people jogging and waving at each other or kids cycling in the evenings. Parking is no problem either and you never feel squeezed.
With just over two thousand nine hundred square feet it never feels too tight but also not too grand to make everyday life awkward. It really strikes a good balance between space and comfort. You can easily move in with family or just enjoy all the room on your own.
