Maple 2, Maple At Dubai Hills Estate, Dubai Hills Estate
Some homes just settle you the minute you walk in. This single row townhouse in Maple at Dubai Hills Estate really does that for me. When I stepped through the front door the first time, I slowed down and just listened for a second. The place just has a lightness about it. Maybe it is all those windows or the way the living room just flows right into the garden outside. It could even be the little bits of birdsong you sometimes catch in the morning. You do not always get that in Dubai.
So this is a three bedroom townhouse in Maple at Dubai Hills Estate and you know what sets it apart immediately? It actually feels like a family home. Not one of those places that looks good in an ad but feels stiff when you are standing inside. You will feel it especially in the living area where the floors are smooth and the space just feels open but with the right amount of coziness. You can picture coming home here after work and not needing to fuss over anything. I noticed the dining area is tucked in just rightโbig enough to host a proper dinner but not so formal that you would worry about a little spill or some noise. If you like the idea of people actually gathering around the table and nobody needing to perch awkwardly, you will get it.
This townhouse has just been renovated too. You will notice it in how fresh everything feels. But not so perfect that you feel like you cannot breathe easy. Sometimes I think new homes try too hard but here, things are in that sweet spot between shiny and lived in. You could move in and settle right away.
The kitchen is the kind you could really cook in. All the counters are at that right height so you are not stretching and there is space for the coffee machine that always ends up on the counter anyway. You actually have enough storage so your pans do not end up everywhere. Sometimes I think that is underrated.
Now let us talk about outside. The garden at this townhouse surprised me. You get real grass underfoot and when I visited, the BBQ spot was set up just off to the side. It catches the sun in the evening which makes it kind of perfect. You can honestly picture mornings out here with a coffee or maybe weekend lunches where everyone is just in socks or barefoot. And kids could run around or do their homework nearby while you get things sorted. The community is pretty green as well. I noticed people tending to little herb patches or chatting with neighbours as they wander by. The whole place feels safe and sort of tucked away from city rush. But you are not far from anything important. Dubai Hills Mall is basically around the corner, the daily coffee shop is always close and you can reach main roads in a flash without all the city noise in your ears.
Upstairs you have three bedrooms and I think they all get a better dose of sunlight than you might expect. Sometimes you wake up here and the whole room is bright, with the view over the camel track and maybe you spot the early riders heading out. The main bedroom suite is generous with space. Room for a real bed, not squeezed into a corner, and good storage so you do not have to keep things hidden away. The balcony that faces the track is private enough to use properly, not just look at. Sit with a coffee, read your phone, or maybe just daydream a bit. Even when it is hot out, you get a breeze up there. The smallest bedroom is still decent sizedโcould easily be a nursery, a guest space or an office if you are working from home.
You also get all the Dubai Hills Estate lifestyle extrasโtree lined streets, neighbours who actually say hi, and in the evenings it is not unusual to see a few kids biking or people taking their dogs for a stroll. The community feels peaceful and friendly, not busy.
Price wise, you are looking at two hundred forty thousand AED per year for two thousand one hundred square feet of plot and just over two thousand one hundred built up. It is a townhouse for rent but honestly it feels a lot more like a home than most places.
The only way to know if it matches what you are hoping for is to see it in person. If you want to chat or have a look, just get in touch whenever suits you. We like to help you figure out if a place feels right, not just show the keys.
