Some places make you relax before you even realize you're relaxing. This two bedroom townhouse in Arabella Townhouses, Mudon, kind of sneaks up on you that way. I stopped at the entrance and just listened for a second. It is quiet but not empty. You sometimes hear families outside going about their day or kids on scooters somewhere onto the green walkways beyond the windows. The door closes behind you and the first thing you see is the living area stretching out, probably bigger than you expect. I have seen some townhouses in Dubai and a lot can feel squeezed, but this one just gives you space to breathe.
Honestly the living room is where you feel it most. Sun comes in from the garden side. The floors are simple but clean and you could see a good big sofa fitting easily. Right off the main corridor, there is a spot for your shoes or bags, feels very normal and practical. There is a powder room as well, simple but useful when you have visitors. Storage tucks in quietly where you need it. The kitchen is fully open and honestly it looks like somewhere you would want to cook. Counters are right where you need them and there is a real breakfast bar which is perfect for quick mornings or just sitting with a coffee while looking out at the garden through the glass doors. You get to actually see who is in the living room while you cook or clean which is important for families. None of that walled off feeling. It feels like you could have everyone together here without being on top of each other.
Stairs are there in the middle of the house. They are a bit wider than most and you feel natural light all the way up because of the windows. You make your way to the bedrooms and both are ensuite. That is not so common for two beds in Dubai. It is much easier for guests or older kids who want privacy. The master bedroom has a walk in wardrobe you will actually use and there is more storage up here if you are the type who likes suitcases and extra linens out of the way. Up here it is even more quiet. You hear birds sometimes if you crack open the window which is rare in a lot of places.
Living in Arabella Townhouses is different from many of the new Dubai communities. These are established now. Trees actually have shade and when you walk outside you just see people around. Mornings are for joggers sometimes and in the late afternoon, families head to the pool or the little parks. You have access to three community pools which are nice for lazy weekends. There is always a park or play area nearby even if you do not have kids you will appreciate the space. A lot of the neighbours are long time residents and you notice people wave. Walkways connect out to the other phases of Arabella so you can get a good walk in.
If you need groceries or a snack you can reach Mudon community centre in five minutes. There is a Geant Supermarket, a British butcher for your weekend barbecue plans, a deli, a pharmacy, and even a Starbucks and Krispy Kreme for the cravings. Honestly it just feels like the shops you need are never a hassle. Even a couple little restaurants when you want to skip cooking.
The townhouse has a plot area of seventeen seventy six square feet and a built up area of sixteen sixty nine square feet. The price is set at two million two hundred thousand AED at the moment. The home is lived in which actually helps a lot. Sometimes you see a place with all the lights off and it feels cold. This one still has its own little energy.
