Sometimes you walk into a place and it just feels like a bit of a pause from the outside world. Honestly that's what happened to me the first time I visited one of these three bedroom townhouses in Nad Al Sheba Gardens Phase 7. Even though it is still off plan right now I got to see how they're putting the whole thing together. Meraas has put a lot of thought into how families want a home to work these days. You get that gated community feeling but it is not stuffy at all. I remember standing on one of the wide landscaped walkways the air felt a bit cooler and the birds seemed louder than usual. There is something about all the green space that just settles you.
This townhouse sits on a 1959 square foot plot and you get a built up area of 3247 square feet which honestly means there is room to spread out a little even if you have a few friends over or family stopping by on a weekend. The lines of the building are sleek without being too sharp. It feels modern but not cold. And those floor to ceiling windows I could really imagine waking up to the morning sun pouring into the bedrooms. All three bedrooms have their own en suite bathrooms which just makes life feel easier. There is built in storage as well so you do not have to worry about clutter stacking up. The open plan living and dining feels like a space for real conversations or just unwinding with a movie.
The kitchen is fully fitted and does not look like one of those chef's showrooms you never use. I pictured someone actually making a family dinner there with the kids helping out or maybe just grabbing a coffee before heading out. As for the finishes they're definitely quality. You can always tell by running your hand along the counters and doorsโnothing feels flimsy. Its the little things but they add up.
Step outside and that is where Nad Al Sheba Gardens Phase 7 really stands out. You have these swimmable lagoons and honestly even in Dubai it feels kind of fresh to see water that close to home. The jogging tracks wind through landscaped paths and you might spot people walking dogs early morning or catching up after work. Wellness zones are dotted around the place for when you want some quiet time for yourself or to read outside. At some point I stood near one of the event lawns and it hit me that this is the kind of setting where neighbors actually talk to each other. On weekends you might catch an event at the amphitheatre and sometimes you see kids biking home as the sun goes down.
Living here you are close to Downtown Dubai so even if work or friends call you into the city it is just a short drive. You never feel cut off but you never really hear the noise either. Meydan is just around the corner so if you are into horses or like a brunch spot those are close too. Plus access to main roads is easy but far enough that you do not hear cars when you are on your terrace.
It is an off plan property so there are no official viewings just yet but if you are someone who likes being part of somewhere new while everything is taking shape this could be a really good fit. Sometimes it is nice to just watch a community grow around you.
