Some homes really have that unexpected feeling when you walk in. This three bedroom apartment up in Marsa Plaza at Dubai Festival City did that for me. I hardly said a word at first. I just stood by the huge windows and looked out over Dubai Creek and the city beyond. You feel completely part of Dubai but you also get this surprising sense of privacy from being so high up. It actually goes quiet in a way you do not expect. Honestly, it slows you down in a good way.
There is a lot of space here, about three thousand two hundred eighty one square feet of it, all built up. You notice that right away. A lot of apartments in Dubai seem open and big in the photos and when you see them in real life it feels a little smaller. This one is the real deal. Every room just has that genuine open feeling. Sometimes I would just drift around the main living and dining area and watch the light move across the floor during the afternoon. Even when nothing is going on it just sort of lifts your mood. You will not find yourself squeezed in or shuffling past anyone. If you have friends or family over they settle in and you all just feel at home before you know it.
I spent some time in the kitchen here too. So many kitchens in Dubai feel like an afterthought but not this one. If you like to cook, this kitchen is actually for real cooking, not just heating up leftovers from the mall. There is good counter space and those deep cupboards where you can properly store all your odd kitchen stuff. The open plan means you either join the conversation or you just hear the city below while you are cooking or making breakfast. You will also notice how the mornings feel easy because nobody is bumping elbows or waiting for counter space. Just the simple things.
Moving into the master bedroom feels almost like walking into a quiet hotel suite. The view is still there and you just kind of exhale. The ensuite bathroom is tucked away, not right in your face, so you get privacy in a nice way. Built in wardrobes actually work here. You do not have to cram everything in and hope it fits. It just feels easy. Even the other bedrooms get these wide windows with loads of natural sunlight, so the kids or guests do not wake up in a dark corner. It is little things like that which you only notice after seeing a lot of newer apartments.
This place is unfurnished which honestly made it feel better to me. You get a blank canvas to start from. Most furnished places have that staged vibe but with this one, you get to bring your own thing and make it your own home. It does not feel like a copy of someone else's idea of Dubai living.
Marsa Plaza itself is just easy for day to day life. There is a good supermarket right downstairs. I actually popped in for a snack on the way out. A hair salon, dry cleaner and a real restaurant are right there so you do not need to get in the car for every little task. The gym has all the stuff you want including real machines and enough room to actually work out. The outdoor pool is where you find people relaxing in the evenings. Sometimes groups do fitness classes together in the studios too, so you do not have to search for trainers. Downstairs is Dubai Festival City Mall. I go there sometimes just to wander a bit or grab coffee. It has three hundred stores and a few bakeries. Sometimes you see families by the Creek and in the evenings kids will bike around while people jog. For such a big area it has this cozy neighborhood feeling.
On the money side, things are pretty flexible right now. You only need a twenty five percent deposit with the rest stretched out over five years. Dubai Land Department registration fees get covered so that is a relief. No commission on sale and you will not worry about service charges for a while. There is help with relocation and mortgage too, which takes a load off.
But in the end it is just about how you feel when you look out those windows or walk through the place. Sometimes you know right away and sometimes you need a slower visit.
