Some homes just have a calm about them. When I stepped into this three bedroom apartment at Orb Tower in District One, it kind of reminded me of an early Saturday morning when the world is still a bit quiet. I actually stood by the living room window for a minute before meeting anyone else, just watching the sun coming up over the Crystal Lagoon. It is hard not to feel like you have a little piece of Dubai all to yourself up here.
The thing is, you are one of only three homes on this floor so you immediately notice how peaceful it feels. It is bright without being blinding, and the way the space is set up feels really sensible. The open plan living kind of just works, allowing your kitchen to feel part of everyday life and not off in a corner somewhere. You have the kitchen right there with a big breakfast bar and it made me imagine a pretty relaxed morning with someone making eggs and someone else talking about their day right across the counter. The kitchen looks good but honestly it feels like it is meant for people who actually cook, not just for looks. Family meals work here, or you could have friends over and there would still be space to walk around without bumping elbows.
If you like to sit outside, the wide balcony wraps almost all the way around the living room. Sometimes I think people forget how nice it is to have outdoor space that is private. Sit there with a book or a coffee, maybe hear the sound of kids playing a bit further away on their bikes. If you want a spot to just step out in the evening and take in the city, this is one of those places where the air feels a little fresher somehow.
All three bedrooms are tucked a little further away so it keeps the main living area open and social. The built-in wardrobes make getting dressed easy and there is just more space than you expect. The master suite surprised me a bit with its private balcony. Some people might use it as their little morning escape or for late phone calls to family back home. It is actually just really quiet and you barely notice the city out there unless you look for it. Each room gets its own bathroom so you never need to fight over the shower in the morning. Plus there is a little laundry room and a powder room, and that just keeps life simple.
The en suite maid's room is tucked behind the kitchen, which I liked because you get that bit of privacy and direct access instead of it being off in its own hallway. It all just flows in a way that makes daily chores a little less of a hassle.
When it comes to what's nearby, this could not get better if you like having things to do. With the Crystal Lagoon right down below, it is easy to see why people want to live here. Fourteen kilometers of boardwalk for morning walks or late runs, and you see neighbors out way more than you might think, a real sense of local life. Cycling and jogging tracks wrap around the area too, and on some evenings you catch people out just enjoying being in a green space that does not really feel like downtown Dubai even though it is close to everything. The community centre has coffee spots and shopping, so you do not always need to jump in the car for the basics. Still, you are only a short drive to Meydan Mall if you want something more, or even Downtown Dubai or Dubai Marina if you want bigger restaurants or to meet up with friends on the weekend.
Sometimes properties in Mohammed Bin Rashid City feel a little too fancy, but this one just feels comfortable and sorted. From the storage spaces to the way the rooms are put together, it is not just about showing off, it is about living well.
The only way you really know if a place suits you is to visit. I always say it is best to walk through, look at the light at different times of day, maybe even hang out on the balcony for a bit.
