Some homes just have a certain feel the first time you walk in. This six bedroom villa at Sobha Hartland in Mohammed Bin Rashid City gives you that moment of quiet. It sits right beside the Dubai Water Canal and you can really see the water when you open all that glass at the back. I found myself wandering through the main living space, just looking up at the double height ceilings and thinking about breakfasts in that morning light.
The villa itself is pretty huge with around fourteen thousand square feet inside. It spreads out over three levels so you never feel boxed in here. The entry opens up to this big open living and dining zone. Honestly it impressed me the way the light just pours in. The glass along the rear wall is proper floor to ceiling so the whole area feels connected to the patio outside. If you enjoy having friends or family over you will like how the open kitchen works for real cooking not just for show. There is a service kitchen tucked around the corner too so you can keep all the day to day stuff out of sight. I stood by the kitchen window for a while just watching the water outside. It is a calming little moment in the middle of a busy day.
On the same level there are two guest bedrooms. Both have their own bathrooms and feel quite separate from the main living so your visitors get a bit of privacy. The family room is just nearby. It is the sort of space where you can imagine game nights or just spreading out on the sofa with your feet up. You will also find a maid's room with its own bathroom plus a driver's room. The driver's deck is set apart a bit which makes it really practical if someone is coming and going all day.
Heading upstairs you can use either the stairs or honestly if you are carrying things or just feeling a bit lazy there is a private lift. The master suite takes up a whole wing which is kind of special. The walk in dressing room is one of the bigger ones I have seen and the bathroom has both a proper soaking tub plus a walk in shower. The second biggest bedroom is up here too and also has a generous dressing room. I noticed the family area on this floor is a little more tucked away so great for quieter evenings. There is also a study and a library. Sometimes you almost forget your phone in a house like this because you just want to pick up a book or sit on one of the balconies for a bit.
The basement was a nice surprise. There is a home cinema which is perfect if you are into film nights or watching the big game with friends. The gym and playroom are right next door and they open out to a little courtyard. It just feels a bit more open than most basements I have seen. The patio outside wraps around with a really beautiful swimming pool at its heart. There is enough lawn space for kids to run around and all with that canal view right in front. Some evenings you might spot neighbours out walking their dogs along the water or families heading out for a stroll.
Living here puts you close to plenty of daily needs too. Hartland International School is not far if you have kids. There are healthcare facilities nearby and the wider Mohammed Bin Rashid City area means there are always good coffee shops and little supermarkets around the corner.
Honestly sometimes you walk into a villa and know straight away it is something different. The canal view changes with the light and the layout just feels easy.
