Nudra, Saadiyat Island
Some homes just make you stop in your tracks. This six bedroom villa at Nudra on Saadiyat Island is one of them. I still remember how quiet it felt when I first walked up to the door and paused to take in the building itself. It has these clean lines and big glass windows but then there are details that remind you you're in Abu Dhabi, like the way the outside edges include light touches of Arabic style and you find yourself looking up at the shapes for a minute before you even go inside.
Once you get past the front, the first thing you notice is light. There are floor to ceiling windows almost wrapping the main rooms and honestly it takes a while to realize you are so close to the sea because you might be staring at the trees and greenery for a bit instead. The bedrooms are also set up with wide balconies so you can just step out and feel the breeze or watch the clouds without even thinking about it. I ended up standing there for a bit, leaning on the rail and just listening. You barely hear cars at all out here. Even though you're only a drive away from downtown Abu Dhabi, it feels like another world.
I really like that the ground floor layout is ready for two living rooms and two dining rooms along with a big kitchen that actually feels like a place you would cook something from scratch, not just heat a meal. There is a guest room right here too, or you could use it as a study. To me, it feels like the kind of space that adapts to whatever mood the day brings. There is even a huge deck that leads from the living spaces over to a spot ready for a pool if that is your thing. I imagined setting up some chairs or even a hammock out there. Everything just seems easy, no fuss needed.
The bedroom spaces upstairs are laid out to be private but still connected to each other by an extra family room, which honestly would make a good spot for movie nights or just reading when you want a little quiet. There is room for two master suites on this level so you have options. Then above, there's another suite up on the roof level, and it comes with this large terrace that could become a serious hangout spot for evenings or even some small gatherings. I could picture friends out there with drinks watching the sun move across the water. It just works.
And underneath it all, the basement is much more than a place to store boxes. There is space here for service rooms and a kitchen set up for heavier cooking, plus you get an area that could work as a games room and a small lounge with its own kitchenette. Kids could go wild down there. You could even use it as a spot for guests who want their own set up. There is also plenty of room outside to bring your own ideas to life and put your stamp on the villa with gardens or a little patio haven.
Nudra as a community is different too. You are surrounded by open spaces and green areas and there are actual pedestrian walkways, which is not something you find everywhere. There is a clubhouse right on the beach with glass walls looking out on the sand and you have a fitness center and tennis court plus a shared pool if you're feeling social. Sometimes you see groups hanging out in the plaza or families walking in the evenings, and the best part is you never feel crowded.
Saadiyat Island always surprises me. You are close enough to the Louvre Abu Dhabi and the cultural venues to pop in whenever you want. Some days you'll find yourself at the Manara art center or strolling on the public beach, and golf is never far away at Saadiyat Beach Golf Club. If you want to get to Yas Island for dinner or a show or drive into the main city of Abu Dhabi, it is really no trouble at all.
With all this, you still get to build the villa around your own ideas since it is a shell and core property. The only real way to know if it feels right is to walk it for yourself and see how your steps echo in the open rooms.
