Sometimes you walk into a place and it just feels a little different right away. Stepping through the doors of this six bedroom villa in Alaya at Tilal Al Ghaf, I actually slowed down for a second because there was so much sunlight everywhere. It is one of those rare mansions that sits right on the lagoon so the air is fresh and you can see the water from most angles. On my last visit, I stood by the glass front for a while just watching how the light hits the pool outside. Honestly, it makes you want to sit down with a coffee and forget your phone for a bit.
The sense of space hits you as soon as you arrive. There is a grand entrance with water features outside which kind of sets a calm tone before you even get inside. The front door is actually bigger than most so you do not feel cramped coming through and the spiral staircase in the foyer just looks like something you find in a design magazine. You will also notice all the glass around you which brings the outside in and makes the whole ground level feel open. It is almost like the garden and the big living area are part of the same spot.
Moving through, the living and dining rooms flow together without any awkward corners anywhere. It just feels easy for gatherings or actually just a laid back lunch with a friend. The kitchen is proper if you like to cook for real. There is show kitchen detail with those heavy marble counters you might see in a hotel and then just tucked away there is another kitchen that is even bigger if you are having people over or want to keep the space tidy. You always get a breeze through the big windows and, when you open those doors, you step right out to the pool and the garden facing the lagoon so the kids can run without you worrying.
Downstairs, there is space for guests with one bedroom right there and it is ensuite so everyone has their own space. Even the maid's room and office are tucked conveniently off the main living spaces so it is great for a big family or someone who works from home a lot. When you walk upstairs, you get five more bedrooms, all with en suites and real walk in closets. I walked through them and tried to pick a favourite, but each one opens onto its own private terrace and actually, you catch all kinds of light and a little breeze even in summer. There is also a second lounge or family room just at the top if you want to kick back away from everything.
The top floor is something else. There is a roof terrace up there which is wider than some parks, honestly. From there, you can look out right across the lagoon and see people walking by or just kids out on their bikes. Some evenings, the sun sinks right behind the water and everything just turns gold. I could see this as the spot for weekend barbecues or even just reading a book up high where it is quiet.
You get some proper practical stuff too, which some houses miss. There is a full elevator inside so getting between floors is easy for everyone. The basement parking fits five cars which actually matters if you have a big family or love to entertain. There is a fitted laundry room and a proper safe room as well which gives you a bit of extra peace of mind. The wellness space downstairs has this unique feel because the pool is partially underwater and the main swimming pool sits right in the middle of the plot which is a full seventeen thousand square feet. It is big enough for sports or those huge family gatherings.
Living in Alaya is more than just the villa. Tilal Al Ghaf has a seventy thousand square meter crystal lagoon at its heart so, honestly, you are never more than a stroll from the water. Weekends here are everyone walking their dogs or stopping at the local cafés after a swim. Green parks are around every corner so it feels less like Dubai city and more like a neighbourhood where you see people saying hi every morning. The schools are not far and the mall is close enough for an easy trip out but never so near that it feels busy.
