Sometimes you step into a place and it just feels kind of easy right away. That is honestly what happened when I opened the door to this one bedroom apartment in One Park Avenue at Sobha Hartland. For a second I just stood in the living room and looked out past the windows because the city views do catch you a bit off guard. You see a lot of Dubai all spread out before you and it's almost calming which is not something you expect in the middle of a busy city.
The living space is that open style you see in new builds here but it does not feel cold or anything. It's got this sort of comfortable flow where you can imagine actually having friends over or even just kicking back for a night in on your own. I kept thinking how the kitchen is honestly a spot you might cook in for real. It's close enough to everything and you're not cut off from the living room so it just sort of makes conversation easy if you have people over. Plus you can step out on the balcony in the early morning with a coffee and you'll notice the breeze off the water. Sometimes I like to see if I can spot any birds in the distance. There is enough space that it feels private out there too even with the city all around you.
The bedroom is a good size. Not huge, not tiny, it just feels right. The ensuite bathroom is tucked away smartly so you do not wake anyone up in the night. And there is a powder room as well, which is handy if someone comes by or you just want a bit more room for your stuff. You can get to the balcony from here as well so that little bit of extra daylight sneaks in and makes mornings a bit brighter.
One thing you'll notice about One Park Avenue is the technology they use. I know not everyone cares about smart home systems but here it just feels kind of built in, not like some tech showroom where you don't know what anything does. Motion sensors in the halls so you're not searching for a light switch late at night. Face recognition in the common spaces makes you feel safe but it does not get in the way. Even little details like how they use less water in the taps and showers without making it feel cheap. You do not really notice until you stop and think that it is just smarter here.
The amenities here really do make a difference in day to day life. There is a smart gym downstairs that honestly makes me want to work out more just because the equipment feels new and the place is always clean. The pool is the spot locals head for in the afternoon, it is usually not too crowded. And up on the rooftop are these Sky Gardens that feel totally different depending on the day. Some evenings the yoga space is quiet with just a few people stretching while other nights you might see a small group watching a film in the outdoor cinema. There is a lounge area that actually feels inviting, not stuck up. Electric car charging spots in the basement too, you see more folks plugging in these days so that is handy.
The location is kind of the secret here. Sobha Hartland sits inside Mohammed Bin Rashid City so you are close to a lot without being stuck in the middle of constant traffic. Getting to Downtown Dubai or DIFC is quick, the main roads are close but you really do not hear them from the apartment. Hartland International School is just down the road so if you ever think about kids or have people visit with family they are sorted for good schools. The parks and little coffee shops around here are some of my favorite places to just sit and watch people in the morning. It just makes life feel relaxed most days.
