Some places just shift your headspace a little when you walk in and this office space for sale at Westburry Tower 1 in Business Bay is one of those. I think a work space should just let you breathe a bit. Here it really does that. I took a slow walk inside on my first visit and honestly it felt more like a spot you start things instead of just sit at a desk. Maybe it has to do with the big windows everywhere because you get so much natural light drifting through from every direction. When I stood by the glass I caught myself watching the traffic below for longer than I meant to. Somewhere in the middle of Business Bay but still somehow separate from all the noise when you are up here. There is this way the city feels close but not pressing.
The office is spread across a pretty generous area. It is about two thousand six hundred eighty square feet which gives you space to do your own thing without feeling cramped. Actually just walking around you get why so many people are moving their business to Business Bay these days. It is one of those places where the elevators are quick and the coffee shop is never far. Downstairs always smells like fresh baked whatever and I have yet to see a day where there was not something happening just a few minutes away. Restaurants and cafes line the streets and sometimes you hear the clink of cups carry up even on the quieter floors.
This space itself is modern in that honest sense not just shiny surfaces but practical layouts. The design keeps things open so even if you fill it with a busy team there will still be these corners where you can catch your breath for a bit. And the best thing is how it never feels dark. Day or night there always seems to be enough light so you do not get those late afternoon work slumps. You will notice when you pop in that the ceilings are just a bit higher than in older offices. It makes everything feel a little bigger. Even the AC is set up so you actually feel cool air and not just a low hum in the background that does nothing. These things matter way more when you spend a lot of time somewhere.
Security is sorted pretty well so even if you head out late you do not worry about being alone in the elevator or hallway. There is always somebody at reception but they actually smile at you. Little thing but it stands out. Plus parking is better here than you might expect. You are not fighting for a spot at the start of the week. The lifts are always working and there is rarely a wait more than a minute or two even during peak hours.
The actual Business Bay vibe is here you know. A lot of ideas floating around. This side of town gets a reputation for being busy but there is a creative side too. You see people sketching out new projects in the cafes with those big sketchpads and coffees everywhere. Some days there is this buzz about deal making and other days it is quieter with just the hum of screens and people thinking. For someone looking for office space where you get a bit of both you will probably like it here.
You can head outside and be by the canal in almost no time. I sometimes walk out with my coffee just to get a little sun before heading back in. It is one of those little things but it adds up after a while. If you like the idea of being in Dubai's heart without feeling boxed in I think this space is worth a look.
