Estella, Victory Heights, Dubai Sports City
Some places just have a certain ease about them. This five bedroom villa in Victory Heights, right in the heart of Dubai Sports City, has that in spades. I still remember stepping inside the main living area for the first time. The sun was pouring in from all directions and you could see straight across the manicured green lawn from these wide windows. Honestly, I felt like sitting down for a minute before even looking around the rest. There is room here for actual family life or hosting friends for dinners that run long into the evening.
If you have ever walked around Victory Heights, you will know there is a mix of quiet and friendly out here. The smell of fresh grass from the golf courses is usually in the air and every now and then you see neighbours out for evening strolls or kids riding bikes near the parks. This particular villa is tucked away from the main roads and yet close enough that the iconic Els Club is just a short walk. I had the chance to watch the last bit of sunset from the upstairs terrace and you really get a sense of what life could feel like every day. There is a calm here but you are only a few minutes from busy Dubai.
The kitchen actually seems like somewhere you would cook for real, not just warm up something quick. It is fully fitted and has one of those practical layouts where you can talk to someone at the dining table while you are chopping or making coffee. Next to it is a laundry area that makes every day just a bit easier for families. The living and dining zones just flow together with no hard corners and there is that nice bit of privacy as you move towards the back rooms. If you have a helper or want an office or study space, there is a bedroom with its own bathroom down here. The maid's room even has a separate entrance that opens up onto the garage. I kind of love little practical details like that.
Upstairs it just keeps going with four really good sized bedrooms. Two of them are set up so they share this big bathroom which always works out well for families. The third bedroom has its own bathroom, and then the master has the usual en suite but actually feels bigger than you would expect, with space for a proper dressing area and direct access to a terrace. Some mornings you can step outside and catch the early light hitting the golf course. It sounds like a small thing but it actually feels special.
What really comes through in Victory Heights is a sense of community. You have two community pools so even if one is busy the other is usually quiet. Plus, a massive gym that makes you want to go a few times a week, not just leave it as a New Year's promise. There is Pangolin restaurant just nearby, which is the sort of place that becomes your local. If you like being active there are walking paths, cycling tracks, and courts for tennis or basketball. Some weekends you can watch kids playing football as families picnic nearby.
Honestly, the location works out well for just about anyone. It is an easy drive to both Hessa and Al Khail so you can get to the city center or out toward Dubai Marina in not much time. Some of the best schools and nurseries in Dubai are close by and you are never far from health care or shopping. I have always felt that living here feels like being in your own little neighbourhood, but the rest of Dubai is just around the corner.
The only way to see if this villa is a good fit is to come see it for yourself. If you want to ask some questions or just walk through slowly one afternoon, I am here. At LuxuryProperty.com, we try to keep things comfortable and friendly, so let us know when you want to take a look.
