Arabella Townhouses 3, Arabella Townhouses, Mudon
Some homes just have a certain feel as soon as you step inside. This five bedroom villa in Arabella Townhouses in Mudon is one of those. I remember walking in, stopping for a second in the foyer and honestly just feeling that kinda quiet comfort you look for after a long day. Maybe it is the desert views right out the window or just the way the sunlight fills each room but there is a calm vibe here you do not find everywhere in Dubai.
Right when you open the door you get a sense of space. The foyer is open and there is plenty of room for a quick hello or a place to drop your bag before kicking off your shoes. The stairs are right there but you do not notice them first. What stood out to me was how easy it feels to get around. The maid's room is tucked out of sight and there is a powder room nearby which just makes life a little easier. On the ground level you have a guest bedroom toward the front. I always like when the guest room is separated like this since it gives your visitors a bit more privacy.
The living and dining area is honestly bigger than you might expect. It sort of flows into itself and with the big windows you get so much natural light. Saturday mornings would probably mean the whole family having breakfast here then just sort of drifting out toward the patio. Sometimes you even forget your phone since the view and the little garden space outside are enough to keep you present. The kitchen here is the closed kind so it actually feels ready for real meals. If you are someone who cooks a lot this is going to make sense to you. There has clearly been thought put into storage in every corner of this villa. You will notice it when you start exploring little cupboards and spaces under the stairs that make putting things away just feel easy.
Upstairs there is a bonus living area which I always think is great for families. It is a spot where kids can watch TV or do homework or maybe even just read a book while you are downstairs. All the bedrooms have direct balcony access and the views change with each. The ones facing the back let you look out over the quiet desert. Early in the evening you sometimes see that golden light hit the sand and yeah it is pretty special. The master bedroom is bigger than most. There is a walk in wardrobe and the ensuite bathroom is, in a word, relaxing. Big tub. Enough light so you do not feel boxed in. Even when everything else is busy you get a sense of calm here.
Something else you will notice right away is how Arabella Townhouses have an actual neighborhood feel. People nod hello. Kids ride their bikes around before dinner. There are three swimming pools close by for when Dubai gets seriously hot and loads of parks with play areas and walking paths if you are into evening strolls. Even the workout stations along the way do not get much use during summer afternoons but you always see a few early risers there. Mudon pretty much puts everything you need close at hand. There is a community centre with groceries a nice coffee shop or two and spots to grab a quick dinner when you do not feel like cooking. Plus when you need to be elsewhere Emirates Road is just a couple minutes away so Downtown or Marina never feel too far.
Living in Mudon Arabella puts you in a part of Dubai that is a little more relaxed while still having everything built for family life. You get a sense that people here like being outdoors and honestly it just feels easy to settle into a slower rhythm if that is what you want.
You know that photos and words can only tell so much. The only way to know if this place feels right is to come walk through for yourself. If you want to come see it or just have some questions I am always happy to chat. At LuxuryProperty.com we want your next move to feel as comfortable as finding your favorite spot at home.
