Villa Borghese, Lucca
Some houses really get you thinking about history and beauty and the good kind of silence. Villa Borghese near Lucca does this from the first step in. You turn off the main country road and snake your way up a hill that opens to views from nearly every angle and honestly it sort of slows you down in the best way. Lucca is right nearby so you get that cozy Tuscan town feeling mixed with a lot of space and complete peace up here.
Stepping inside the main villa you feel this long story running through the rooms. The villa dates back to the eighteenth and nineteenth centuries which is pretty rare to actually feel in a house. Everywhere you look there is a bit of the past right there. The staircase is original and you can hear the quiet creak as you go up. I leaned out one of those old wooden windows for a moment and just watched the olive trees toss in the breeze. Most of the furniture here is early twentieth century so it feels rooted and warm but not stiff at all. You do not get that museum feeling where you are scared to touch anything. The rooms want to be used. I stood in the kitchen for a bit and honestly thought about what it would be like to actually cook something real here. Not just heat something up but get some local olive oil maybe from the property's own trees and really get into it. Even though the villa stretches across three levels it never feels too vast or empty. It is big but manageable if that makes sense.
The ground floor is where you will probably hang out the most. There is a formal dining room that somehow pulls off looking grand and feeling comfortable. The kitchen is huge windows everywhere sun coming in and I could imagine everyone drifting in for breakfast and then staying way longer than planned. Tucked off to one side you find a small private chapel that is just calm in the quietest way. There is a winter garden here too and the old picture windows really brighten it up. It is easy to picture yourself sitting back with a coffee in the mornings or maybe just staring across at the olive groves. There is even a proper library which almost begs you to relax and read when it rains. Handy having three bathrooms on this level so nobody is ever waiting around when friends are over.
Upstairs feels more about daily living. The first floor opens into a big living and dining area not too formal but definitely with a sense of occasion if you have guests over. Four bedrooms up here and you will notice each one sort of has its own character. It is easy to wake up to glowing morning light because almost every window opens onto the land. Four bathrooms here too so everyone can take their time. Make your way up again and there is another living space plus a gym that somehow makes working out just feel easier maybe because you can see so much green from the windows. You get three more bedrooms up here and yes three bathrooms so a big family could spread out or you can host guests and it never feels crowded. The dressing room is honestly large enough to handle every shopping spree you might do in Lucca.
Outside is where things really open up. The estate covers six hectares so you have space to wander and breathe. There are full woodlands and it is not unusual to spot wildflowers or hear a few birds early in the morning. Olive groves wrap around everything so that classic Tuscany feel is right there all the time. The garden is proper Italian you will probably want to entertain outside at least once. The sunsets here last longer or at least it feels that way when everything goes golden for a while in the evenings.
It is not just the villa either. There are four annexes as well. A couple of them have a second floor so you could turn them into more places to stay or maybe an art studio. The single level one feels just right if you want a yoga room or an easy office. The limonaia here is sweet and local folks often use it to keep citrus in winter or just as a place for friendly get togethers. Lots of options if you want to tweak things but truthfully it works as is.
If you have ever thought about a real family estate in Tuscany with enough space for privacy but close enough to live the good life in Lucca this feels right. Coffee shops and bakeries are never far and even on a quiet morning you will sometimes hear life drifting up from the town but only just. Neighbours are there but you will not feel crowded.
The only way to know if the villa is a fit is to walk through and listen to how you feel here. Reach out any time if you want to chat or visit Villa Borghese. At LuxuryProperty dot com we want your next move to feel easy and relaxed just like the hills here.
