BLVD Heights Tower 1, BLVD Heights, Downtown Dubai
Some homes just have a certain presence as soon as you step out of the elevator and that whole floor at Boulevard Heights in Downtown Dubai is exactly like that. The first time I walked in, I caught myself lingering at the window just soaking in the Burj Khalifa staring right back at me. There is something about being up on the forty second floor where the city feels different. It is not noisy at all. The usual traffic and buzz down on Mohammed Bin Rashid Boulevard turn into this gentle background hum and the air feels calmer somehow. From up here, you almost feel like a part of Dubai's skyline.
Boulevard Heights itself is one of those buildings people point out to visiting friends. You are right in the heart of Downtown Dubai with the Dubai Mall practically across the road if you want to grab lunch or catch a movie. Evenings can mean walking by the Dubai Fountain or maybe just grabbing an ice cream outside. I noticed people heading to Dubai Opera too and honestly, you might even hear a note or two of live music from your window on cooler nights. There is no rush or stress getting to places from here. Everything is sometimes less than five minutes away and the metro is close enough that you almost forget to use your car.
But what really stands out is how this floor is more like a personal complex than a single apartment. Here you have ten bedrooms spread over six apartments. There are two cosy one bedroom apartments perfect for someone wanting privacy or just starting out. When I peeked into the kitchens, I could imagine someone making coffee with the sunrise lighting up the counter. And from the living rooms, you get these glimpses of the Burj Khalifa that honestly never get old. Having friends over is easy because there's genuine space in the living area. You are not pushing chairs into corners to fit everyone.
The two bedroom apartments feel different of course. More room for two people or a young family or someone who wants a proper work from home setup. Standing in those bedrooms, the windows bring in so much natural light that it feels bigger than it even is. The master bathrooms are nicely finished too. Not cold or too flashy. The built in wardrobes mean there's always space for everything and you never have to worry about storage.
For anyone thinking of a bigger family or just loving a bit more elbow room, there are those three bedroom apartments. These really do not feel like typical apartments at all. The way the floor plan opens up, it really does remind you of a villa from the inside. I pictured long Friday lunches with the family in the dining area and even kids staking out little corners by the huge windows to play. Plus, those windows let in so much afternoon sun you could almost turn off all the lights and not even notice.
Boulevard Heights by Emaar means quality is sorted. The whole place is solid and finished properly. The podium level actually has a pool that gets sunlight almost all day so if you love swimming in the morning this is the spot. The gym feels fresh too, with real windows you can open if you want a breeze. Downstairs you will spot the kind of coffee shop you will actually visit. And every time I walk in, there is always a doorman who actually remembers faces.
Living here means the best parts of living in Downtown Dubai are right outside your door. The pavements below are always alive with joggers in the morning or people just heading out for a bite at night. Sometimes when I come by for a viewing I see kids biking around or families heading for a quick coffee. Getting to Business Bay is quick and other parts of Dubai are surprisingly close because of the metro and main roads nearby.
This whole floor would suit someone looking for investment or wanting that feeling of having plenty of choice for family or friends. It is honestly something you do not see every day. The only real way to know is to see it up close. Message or call any time if you want to walk around or just have a chat. At LuxuryProperty dot com we try to make your next move feel as relaxed as it should.
