I remember just standing by the window for a moment the first time I saw it and looking out at the water. You hear about riverside living all the time but when you're up here, even with the city gently buzzing in the background, it really does feel calmer somehow. The setting is right in the middle of London's Royal Docks so there's a lot to see out there too. You get views across the wide curve of the water, with boats slipping past and the odd heron if you look at the right time of day. Some days you see people running along the paths down below or bringing their dogs out early in the morning. It just feels lived in even though there's a real sense of peace.
Now you should know this is not some cookie cutter apartment block. Queens Cross is new and has that just-finished scent but the design really leans into space and daylight. I was surprised at how much sun makes its way in through those big windows. Even if you're not a morning person, it's hard to feel grumpy here. The open plan living area feels bigger than you expect so you can actually have a decent-sized sofa and a dining table without feeling crammed. The kitchen too—it is sleek without being cold, and there is enough worktop to actually do some cooking. I always check for things like storage because that matters for everyday life so you'll notice the wardrobes are proper full-height ones that close with a satisfying click. The flooring is a warm wood feel, smooth under your feet, with a muted tone that just seems to go with anything.
If you like things to just work and not cause fuss, you'll probably appreciate the details here. The fixtures are smart and pretty modern but blend in nicely so nothing sticks out. Bathroom has those big mirrors and nice lighting, so mornings are not a struggle. Plus everything is set up for good energy savings so your bills stay reasonable. You feel that little bit less guilty when you leave the lights on by mistake.
Living here is about more than just the apartment itself though. There's a private club lounge—yes, for you and residents only—where you can sit with a coffee or just take your laptop and pretend to work. Sometimes people actually do work, sometimes not. You'll also find landscaped podium gardens which I think are underrated. They get used for picnics and if you need a minute outside but do not feel like walking anywhere, you have that spot. And the best has to be the rooftop running track. On a cool day, jogging up there with the skyline opening out on all sides kind of reminds you you're really in London. Even if running is not your thing, just going up for the sunset is worth it.
The location is properly convenient too. Queen's Cross is minutes from the Elizabeth Line which is huge if you work at Canary Wharf or Liverpool Street or honestly just like to be in the heart of it all. But what's funny is it is still quiet up here when you need it. In the evenings, it feels separate from the madness further into the city. There are a few good coffee shops nearby where you can pick up a flat white and the ExCeL is just around the corner if you're ever in the mood for an exhibition or live show. Sometimes the weekend brings a little extra buzz but mostly it is just locals going about their days.
What I like most about this flat is it is easy to picture settling in. Whether it is your first home in London or you want something to rent out and watch it grow in value, it genuinely feels like a safe pick. And only twenty of these are set to be ready this October so it is not going to be around forever.
